Every tower in Dubai with a page, ranked by what buyers actually paid for a completed home in it — the Land Department’s register, not a top-ten opinion. The fifty dearest by the square foot, the dearest in every district, the towers where the buying is now, and the new buildings just handed over. Ranked by the register, read district by district
Lists of Dubai's best buildings are usually the tallest, the most famous, or whoever paid for the placement. This one is what people paid, and it says where that ranking runs out.
A tower is ranked on the median price per square foot of the completed homes resold in it over the last twenty-four months, and needs 10 such resales to be ranked at all. Off-plan sales are left out: they are priced to a developer’s launch schedule, and would measure that instead. The figure is the one each district’s area guide prints for the tower, so the two can never disagree. From the fiftieth place to the first the foot is 3.5× dearer: Oceana Pacific closes the fifty at AED 3,307, BV Residences 2 opens it at AED 11,578.
The top of the league is a short list of districts: Bluewaters holds 9 of the top twenty places, Palm Jumeirah 4 and Jumeirah Beach Residence (JBR) 3. That is the honest picture and the first table prints it; the second gives every district its dearest tower, so the city reads as a city. Price per square foot compares the space you get, not the cheque you write — a three-bedroom in the tenth tower costs more than a studio in the first — and a tower the register types as a villa project is ranked on the villas page instead, since a house a foot is not a flat a foot.

BV Residences 2 in Jumeirah Bay Island resold at a median AED 11,578 a square foot — 8.1× the city's AED 1,423. Next came Atlantis The Royal Residences (AED 8,964), One at Palm Jumeirah (AED 8,383) and Bluewaters Residences Building 9 (AED 6,199).

A district appears when at least one tower did; a district of villas, or a quiet one, has an area guide but no row here. “City rank” is the tower’s place in the full league of 1,593.

Binghatti Apex in Jumeirah Village Circle (JVC) registered 124 completed-home sales in the window — 17.1× its usual pace. The dearest towers change hands a few dozen times in two years; these turn over that many in a month.

Completed homes only, by the date the Land Department registered the transfer. “Pace” is the window against the tower’s own average ninety days over the fifteen months before it; “new to resale” means it had none. A building that registered a portfolio in one go — one buyer, not a market — is left out and named on its district’s page.
