Living in Maritime City

Dubai Maritime City is a peninsula built out into the sea between Port Rashid and the coast of Jumeirah, planned as a maritime business district and now filling with residential towers by the city's luxury and volume developers alike. It is new, it is on the water on three sides, and it is minutes from the old city and the airport.

The place

The peninsula lies off the coast between Mina Rashid's cruise terminal and the beaches of Jumeirah, reached by road from the port side, with the old city behind it and Downtown a short run. Its maritime quarter of shipyards and offices sits at its base; its residential quarter, at the seaward end, is a set of towers along a promenade with the water on every side. Most of the towers are recent and some are still handing over.

What you get

Apartments only, from studios to large layouts, in towers whose developers range from the city's luxury names to its volume builders; finish, management and price vary accordingly, and position on the water decides the rest. Hotel-branded residences sit among the ordinary towers.

Who it suits

Buyers who want a new flat on the sea near the old city and the airport, at prices below the Marina's and the Palm's. Owners who intend to let, because the district's furnished and short-stay market is forming with the handovers. Investors, who have made the peninsula one of the busier off-plan markets on this side of the city.

It suits people less well who want an established neighbourhood, a school in reach, or quiet from construction.

Buying and renting here

The register here is largely a record of off-plan resales, and this page keeps them apart from the sales of finished flats; as towers hand over, their own pages will carry their recorded prices. Buyers off-plan should know the developer's record, the handover date and the payment plan remaining. For tenants, the official index caps a renewal while a new lease follows the market.
