Most expensive areas in Dubai
Where a home in Dubai costs most — to buy, from every completed home resold at the Land Department, and to rent, from every tenancy registered through Ejari. Two ladders, dearest first, every community the registers can price, the dearest building in each, and what a villa and a flat cost there. No adjectives: the figure beside each name is what people actually paid.

Dear to buy and dear to rent are two lists
Every list of Dubai's expensive, posh or rich areas ranks by adjective and prints no figure. The register has no column for any adjective; it has a price a buyer paid and a rent a tenant signed for, and this page ranks by those, kept apart.
The price ladder is ranked by the median resale price per square foot, the only fair way to set a tower of flats against a street of villas — and it is why a villa district sits lower than its price tag suggests: a villa a foot is less than a flat a foot even on the same street, so the villas get a ladder of their own below. Price per square foot is not price, though: a 750-square-foot flat at Bluewaters' median comes to about AED 4,340,000, and the table of what a villa and a flat actually cost in each community is further down.
Every figure is a registered contract or transfer, not an advert. Prices are completed homes only — off-plan sales are priced to a developer’s launch schedule and would measure that instead. Rents count new leases and renewals together, and a renewal’s increase is capped by the RERA rental index, so a new lease signed today usually costs more than the median beside it. The other end of both ladders is the cheapest areas in Dubai, read from the same registers.
Dear on both counts — among the ten dearest to rent a one-bedroom and the ten dearest to buy: Jumeirah, Al Safa, Umm Suqeim, Zabeel, Palm Jumeirah, City Walk and Downtown Dubai.

The most expensive places to buy, by the square foot
Median resale price per square foot of completed homes registered in the twelve months to 11 Sept 2026, for every community with twenty or more resales, dearest first. Each name opens its area guide, which carries the prices by layout.
Bluewaters resold at a median AED 5,787 a square foot — 4.1× the city's AED 1,423. Next came Dubai Harbour (AED 3,440), Jumeirah (AED 3,090), Al Safa (AED 2,930) and Umm Suqeim (AED 2,850). 18 of the 80 communities the register can price cleared AED 2,000 a square foot in the year.

The median price per square foot of completed homes resold and registered in the twelve months to 11 Sept 2026, against the twelve months before them, for every community with twenty or more resales in the year; a quieter community is priced over a longer window on its own guide. Off-plan sales are left out. “What it is” is what the register says the community is made of — towers, villa projects, or both. Communities the register holds no page for — Emirates Hills among them — have no row.
The dearest building in each
The dearest address in each of the 15 dearest communities
Each community's dearest tower in the district leagues — the median price per square foot over its completed resales in the last twenty-four months, ten resales or more — and where that puts the district among every district in Dubai. Each tower opens its own page.
Atlantis The Royal Residences in Palm Jumeirah resold at a median AED 8,964 a square foot over its last two years, the dearest address among these communities’ towers. Next, Bluewaters Residences Building 9 at AED 6,199. 2 of the 15 have no tower over the floor — a villa estate is not a tower, and the villa ladder below ranks those instead.

One tower per community: the dearest by median resale price per square foot over completed-home resales in the twenty-four months to 11 Sept 2026, ten resales or more, from the same league each area guide prints. A community with no tower over that floor — a villa estate, or a quiet one — shows none. The full league of towers, fifty deep with every district’s dearest beneath it, is the best residential buildings in Dubai.

What a villa and a flat cost in the dearest areas
The median price actually paid for a completed one-, two- and three-bedroom flat, a villa, and a house sold with its plot, in each of the 15 dearest communities — from the register's twelve months to 9–10 Sept 2026. A dash means the register held too few of that kind of home there to quote, not that none exist.

Median price paid, completed homes only, from the layout pages’ readings of the register: flats over the twelve months to 10 Sept 2026 (one-bed), 9 Sept 2026 (two-bed) and 10 Sept 2026 (three-bed), twenty resales or more behind each figure; villas over the twelve months to 10 Sept 2026, 10 resales or more. A villa is a home the register types as one; a house with its plot is a Land row carrying the developer’s project name, which the register never gives a bedroom count and does not say is built yet — the two are never blended. 4 of the 15 communities here can be priced for a house at all. Palm Jumeirah’s villas are not among them: the open register held 3 completed villa resales there in the year against 679 flats, and three sales are not a market.
The most expensive villa communities, by the square foot
The overall ladder buries the villa districts, because a villa a foot is less than a flat a foot. Here the villa communities are set against each other — completed homes the register types as a villa, over the twelve months to 10 Sept 2026, 10 resales or more.
Jumeirah led at AED 4,639 a square foot, a median AED 19,000,000 paid over 10 resales. Next came Al Barari (AED 3,877), Jumeirah Golf Estates (AED 2,667) and Tilal Al Ghaf (AED 2,483). The dearest house sold with its plot — filed as land, so it carries no bedroom count — was in Bukadra, at a median AED 25,717,140, then Dubai Hills Estate (AED 20,200,000) and Mohammed Bin Rashid City (AED 18,750,000).

Completed resales the register types as a villa, over the twelve months to 10 Sept 2026, for communities with 10 or more; the four-bedroom median prints where the community resold five or more. Houses sold with their plots are kept apart above. Arabian Ranches is left out by hand — the register’s villa resales there are mostly not yet attached to a page, and the few that are would print the dearest row in Dubai for a community whose ordinary house is half that. Emirates Hills and the Palm’s fronds have no row because the open register holds no market in them (the FAQ says how little). The full villa market by bedroom count, and the cheapest end of it, is on villas in Dubai.
To rent
The most expensive places to rent, by the one-bedroom
Median annual rent by layout, across every Ejari contract registered in the twelve months to 15 Sept 2026, dearest first. Each name opens its area guide.
A one-bedroom in Palm Jumeirah and Emirates Golf Club let for a median AED 150,000 a year — the highest in Dubai. Next came City Walk, Al Safa and Al Wasl (AED 139,783), Umm Suqeim (AED 120,000), Zabeel (AED 120,000) and Dubai Design District (AED 120,000). At the other end of the ladder, International City: AED 40,000.

What is the most expensive area in Dubai?
By what completed homes actually resold for over the twelve months to 11 Sept 2026, Bluewaters: a median AED 5,787 a square foot, 4.1× the AED 1,423 of Dubai as a whole. After it come Dubai Harbour (AED 3,440), Jumeirah (AED 3,090), Al Safa (AED 2,930) and Umm Suqeim (AED 2,850). That is the register's figure, not an asking price, and it is rebuilt from the register as it moves.
What is the richest part of Dubai?
The register counts what people paid for homes, not what they are worth, so "richest" can only be read as "dearest". By that reading it is Bluewaters, at AED 5,787 a square foot, and the dearest single address among those communities' towers is Atlantis The Royal Residences in Palm Jumeirah, at AED 8,964 a square foot over its last two years of resales. Two names people mean by the question — Emirates Hills and the villa fronds of Palm Jumeirah — cannot be priced from the open register, and the page says so rather than guessing.

Why are Emirates Hills and the Palm’s villas not on this page?
Because the open register we read does not carry them. In the twelve months to 11 Sept 2026 it held 679 completed apartment resales on Palm Jumeirah and 3 villa resales, and no row at all it names Emirates Hills — measured 15 Sept 2026. Three sales are not a market, so neither villa figure is printed; the Palm's flats are on the ladder, and its guide carries every one of its towers.
Is a high price per square foot the same as an expensive home?
No. Price per square foot compares the space you get, not the cheque you write: a studio in the dearest community costs less than a five-bedroom villa in an ordinary one. It is the fair way to rank areas against each other, and the wrong way to set a budget — for that, multiply: a 750-square-foot flat at Bluewaters' median comes to about AED 4,340,000. Why are rents in some areas listed together?
Because the Ejari register files a tenancy under its Land Department area, not its community, and some areas hold several communities — Palm Jumeirah and Emirates Golf Club are one area to the register, as are City Walk, Al Safa and Al Wasl.
