The guide

Living in Mirdif

Mirdif is the family suburb beside the airport, a district of villas and low-rise streets under the flight path that has long been where the city's middle raised its children, with one of the city's larger malls at its centre. Most of its villas may be owned only by citizens; a few developer-built communities of apartments and townhouses on its edges are open to everyone, and they trade as some of the best-value family homes on the eastern side of the city.

The place

The district lies inland from the airport with Al Warqa and Al Mizhar beside it, the mall at its centre, parks throughout and the older city a short run. Its villa streets are the district's fabric; the freehold communities sit at its edges, mid-rise apartment blocks and townhouse clusters around courtyards and pools, near the mall and the district's schools.

What you get

Apartments from studios to family layouts and townhouses in the freehold communities, most of them recent, consistently finished within each community; and villas on the district's streets, most not for sale to most buyers. Flats in the district's rental communities are let, not sold.

Who it suits

Families who want a settled suburb with schools, parks and a mall at the door, near the airport and the eastern side of the city, at prices below the western suburbs. Tenants for the same reasons. Investors in the apartment blocks, whose yields have been steady.

It suits people less well who work at the Marina end of the city, or who mind the aircraft.

Buying and renting here

The freehold communities trade on their own records, and the tables on this page should be read community by community; every building and project has its own page with what its layouts actually fetched. The register files a townhouse sold with its plot against the plot, and this page reads those sales correctly. For tenants, the official index caps a renewal while a new lease follows the market.

Mortgage registrations, gifts and developers’ own filings are excluded, and medians are used so one unusual sale cannot move the number. Rents are Ejari contracts from the same department, read from the community’s DLD area, new leases and renewals never blended. Sales through 3 Sept 2026 · Rents through 6 Sept 2026.
