The Dubai property market
Will Dubai property prices go down in 2026?
Not so far — they have levelled off.A completed home now resells for a typical AED 1,406 a square foot — 2% more than a year ago — on the Dubai Land Department’s own register.
The short answer
Not so far — they have levelled off. McCone Properties' count of the 9,437 resales registered with the Dubai Land Department over the three months to September 2026 puts a completed home in Dubai at a typical AED 1,406 a square foot — 2% more than the same months a year earlier and 4% below its high in the three months to April 2026. What has fallen is the number of sales: resales are down 34% and off-plan sales down 40% on the same months a year earlier.
By Sam McCone, Managing Partner · Updated 16 Oct 2026 · 32,553 sales in the three months to September 2026
The direction
Are Dubai property prices falling?
The typical price of a square foot of home sold in Dubai, over each three months of the last 2 years — the three monthly medians averaged, each weighted by its number of sales. One month's median moves with the mix of what sold; three together show the direction.

The climb has stopped rather than reversed: the reading peaked at AED 1,462 a foot in the three months to April 2026 and stands at AED 1,406 over the three months to September 2026 — 4% below the high, and still 2% more than a year earlier. The longer view, every year since the register began, is the Dubai property price index.

Completed-home resales and off-plan sales registered at the Dubai Land Department, every residential property type, through 16 Oct 2026; a month appears once the register holds all of it, and each links its own report. The month’s median moves with what sold as well as with what it sold for — a month heavy with villas reads dearer than one heavy with studios — which is why the chart reads three months at a time. Off-plan is priced beside the resales and never blended in: a launch price is a developer’s schedule, not a market.
The number of sales
Fewer sales, not lower prices
Every sale registered each month, off-plan below and completed-home resales above. A count, so the bars start from nothing.
Over the three months to September 2026, 9,437 completed homes and 23,116 off-plan homes changed hands, against 14,253 and 38,737 in the same months a year earlier — resales down 34%, off-plan down 40%. Fewer homes are selling, at much the same prices. In most property markets the number of sales turns before the price does, which is why it is the first figure to watch. Each month’s busiest communities and towers are in the monthly market reports.

A community’s figure is the median of every completed home resold in it — its towers, villas and townhouses together — so a year in which more villas sold reads dearer. Each name links the community’s own page, where its towers and layouts are read separately. Communities under 100 resales a year are left out: a median of a few dozen sales moves with which homes happened to sell.
By size of home
What each size of home sold for in September 2026
Completed homes resold in September 2026, by layout, against the same month a year earlier — layouts with ten or more resales in the month.
One month against one month, so read the direction rather than the decimal. The whole month — its dearest sales, busiest towers and every layout — is in the September 2026 report.
What next
Will Dubai property prices go down in 2027?
We do not publish a forecast — nobody can read 2027 off a register of what has already sold. These are the four figures that would move first, as they stand today.
Resales over the three months to September 2026 on a year earlier, and off-plan sales down 40%. Sales usually turn before prices do; a market where fewer homes sell for longer is one where sellers start to give way.
On a year earlier, and 4% off its high. The answer at the top of this page changes the night this drops below a year earlier.
Communities dearer over the last twelve months than the twelve before; 12 cheaper. A fall that starts in a few places shows here before it shows in the city's median.
Off-plan homes sell at a median AED 1,801 a square foot against completed ones. That gap is paid for a new home and a payment plan; as those homes are handed over, they are resold beside the ones already standing.
Rents are read the same way, from the Ejari register, on will Dubai rents go down?; what a dirham put into Dubai property has done over ten and twenty years is on property investment in Dubai.
Questions
Dubai property prices: the questions people ask next
Is the Dubai property market going to crash?
Nothing in the Land Department's register points to one so far. A crash shows first as prices falling month after month across most of the city; in McCone Properties' count of the register, the typical resale over the three months to September 2026 was 2% more than a year earlier, and 41 of the 57 communities with 100 or more resales a year sold dearer over the last twelve months than the twelve before, and 12 cheaper. What has changed is the pace: resales are down 34% and off-plan sales down 40% on the same months a year earlier.
Will Dubai property prices go down in 2027?
We do not publish a forecast, and nobody can read 2027 off a register of what has already sold. What McCone Properties' reading of the register shows going in: the typical resale is 2% more than a year earlier, sales are down 34% for completed homes and down 40% off-plan, and off-plan homes sell at a 26% premium to completed ones. In most property markets the number of sales turns before the price does, so the volume is the figure to watch first. This page re-reads the register every night, and its answer changes the night the three-month reading drops below a year earlier.
How much have Dubai property prices gone up in the last year?
About 5%, on McCone Properties' count of the Land Department's register. The median completed home resold over the last twelve months went for AED 1,431 a square foot, against AED 1,360 over the twelve months before, on 43,247 resales registered with the Dubai Land Department to 16 Oct 2026. The three-month reading, which turns faster, is 2% more than a year earlier.
Which areas of Dubai are seeing prices fall?
McCone Properties' count of the register finds that, of the 57 communities with 100 or more resales a year, 12 sold cheaper over the last twelve months than the twelve before: Jumeirah Golf Estates (−16%), Damac Hills 2 (−15%), Arabian Ranches 3 (−9%), Al Barari (−8%), Dubai Science Park (−8%) and Majan (−6%), and 6 more. 41 were dearer. The full list is on this page, each linking its own recorded history.
Is now a good time to buy property in Dubai?
That turns on what you pay and how long you hold, not on the city's average — the same week a tower can sell well under its own median and another well over. What McCone Properties' count of the register says about the market as a whole: the typical resale is 2% more than a year earlier, and the market is quieter — resales down 34% on the same months a year before. Every community and building on this site carries its own recorded prices, which is the place to start for a particular home.
