3 bedroom apartments in Dubai
The family flat, and the size at which the house becomes the other choice. What one costs is not a matter of opinion: 33,001 three-bedroom apartment tenancies were registered through Ejari in the year, and 2,546 completed three-beds changed hands at the Land Department. Here is what they went for, area by area, what the third bedroom adds over a two-bed, and how the flat compares with the villa or townhouse at the same bedroom count.

Two prices, and neither of them is an asking price
Every other page about three-bedroom flats in Dubai is a wall of adverts, most of them for one tower. An advert is what someone hopes to get. These are the figures the Land Department recorded after the deal was done.
A three-bedroom apartment let for a median AED 120,000 a year in the twelve months to 13 Sept 2026, against AED 114,345 in the twelve months before — up 5%. The register holds 33,001 of them: 6% of every home let in the city, against 162,516 two-beds and 207,229 one-beds. The busiest three-bed districts were Marsa Dubai (2,318 tenancies), Mankhool (1,785 tenancies), Al Murqabat (1,743 tenancies) and Business Bay (1,327 tenancies). The register files the layout as “3 bed rooms+hall”, which is where the BHK in half the searches for it comes from.
The single most useful number on this page is the gap between a new let and a renewal. A new three-bed lease was signed at a median AED 150,000; a renewal at AED 110,000. A sitting tenant is 27% below the market because what a landlord may add at renewal is capped by the RERA rental index — so the rent you are quoted moving in is the higher of the two figures, and the rent increase calculator says what can lawfully be added to it next year. 21,781 of the year’s three-bed contracts were renewals and 11,220 new leases — two renewals for every new let, against four to three on the one-bed, because a family in a three-bed stays put.
Rents and prices are kept on separate tables below because the two registers count differently. Ejari files a tenancy under its Land Department area, and one area can serve several communities, so the rent table names the area and lists the communities inside it. The sales register names the building, so the price table is one row per community. Nothing here divides one by the other to make a yield per row: that would be two different populations of home wearing one number. And the tables are apartments only — the 24,338 three-bedroom villas and townhouses let in the same year are a market of their own, and at this size a large enough one to get a section of their own, below.

What the third bedroom costs
The same two registers, cut by layout, for every apartment size from the studio to the four-bed. City-wide medians, the same twelve months.
Moving from a two-bedroom to a three-bedroom added about AED 43,000 a year to the median rent — 56% — and AED 1,554,000 to the median price. That is a bigger step than the second bedroom took, which added 31% to the one-bed’s rent: each room costs more than the last, because the larger flats are scarcer and sit in the dearer towers. The fourth bedroom, from here, adds AED 65,000 a year and AED 4,043,000 — and at that size the register holds only 1,880 apartment tenancies in the year, so the four-bed flat is a rarity and the four-bed house is the market.

Rent is the median of every Ejari apartment contract for the layout registered in the twelve months to 13 Sept 2026; price is the median completed resale registered in the twelve months to 10 Sept 2026, off-plan left out. City medians hide a great deal — the three-bed in Al Qusais and the three-bed on Bluewaters are both in the middle row — so the tables that follow do the same sum area by area. The studio, the one-bedroom and the two-bedroom each have a page of their own; the four-bed apartment does not, because 335 completed resales in a year is too few to cut by community.
Flat or house
The three-bedroom flat against the three-bedroom house
Three bedrooms is where the villa and the townhouse stop being a footnote. The same two registers, the same twelve months, the same bedroom count — apartments on one line, villas and townhouses on the other.
At two bedrooms the register held one villa or townhouse tenancy for every forty-seven flats. At three it holds three for every four — 24,338 three-bedroom houses let in the year against 33,001 apartments. And the two markets price differently in a way worth reading twice: the house is dearer to rent, at a median AED 150,000 against AED 120,000 — 25% more — and cheaper to buy, at a median AED 3,250,000 against AED 3,518,740, or AED 1,613 a square foot against AED 1,868. The likeliest reading is that a tenant pays for the garden and the parking space, and a buyer pays for the tower’s address: the three-bed flats that resell are mostly in Downtown, the Marina and on the water, and the three-bed houses mostly in the newer communities inland. Put the two together and the house returns more on its price — about 4.6% gross against the flat’s 3.4%.

The register types every villa and townhouse as one kind, so the house line blends a townhouse in Town Square with a villa on the Palm, and the flat line blends Al Qusais with Bluewaters; both are city medians and neither is a like-for-like pair. One oddity the register shows and does not explain: a new three-bed house lease was signed at a median AED 150,000 and a renewal at AED 149,500 — almost no gap, where the flat’s is 27%. Part of it is that 33% of the house tenancies name a company or an authority as the tenant, against 18% of the flats; an employer’s housing is let at a set figure and renewed at it. What is the cheapest 3 BHK rent in Dubai?
Google's own box for this search asks how much a three-bed costs and what the cheapest apartment is. The register can answer both exactly, because it holds every tenancy that was actually signed.
AED 5,000 a month is AED 60,000 a year. Of the 33,001 three-bedroom apartment tenancies registered in the twelve months to 13 Sept 2026, 988 came in at or below it — 3%. But only 166 of those were a new lease signed by a person: the rest were a company taking flats for its staff, or a tenant who has renewed the same contract for years under the cap. Raise the budget to AED 6,000 a month and 2,787 tenancies qualify, 428 of them new leases to a person; to AED 8,000 a month and 9,598 do — close to three in ten. At the other end, 2,050 three-beds let for AED 300,000 a year or more. Roughly 18% of the year’s three-bed contracts name a company or an authority as the tenant, not a person.

Every Ejari contract for a three-bedroom apartment registered in the twelve months to 13 Sept 2026, new leases and renewals together, read as percentiles: the cheapest 5% of them were let at AED 65,000 a year or less, and so on. Monthly figures are the annual rent divided by twelve and rounded to the nearest hundred — Dubai rent is conventionally quoted and paid by the year, in one to four cheques, so a monthly figure here is arithmetic rather than a payment plan on offer. The spread is wider than the smaller layouts’: the dearest tenth of three-beds start at 3.3 times the cheapest tenth’s ceiling, because a three-bed in Al Qusais and a three-bed on the Palm share a layout and nothing else.

What a three-bedroom apartment rents for, area by area
Median annual rent for a three-bedroom apartment across every Ejari contract registered in the twelve months to 13 Sept 2026, for each Land Department area with 100 or more of them. Cheapest first. Each community name opens its area guide.
The lowest row is Al Qusais Industrial Fifth, at AED 61,000 — about AED 5,100 a month — on 739 contracts in a band of a few thousand dirhams, which is the mark of one large complex let at a set rent; none of them is a company let, so it is a market a tenant can join. The dearest were on Palm Jumeirah, at AED 290,000, which is 4.8 times as much for the same layout. The cheapest with a community we write a guide for is Wadi Al Safa 5 — Arabian Ranches 3, Athlon by Aldar, Dubai Land, Dubai Land Residence Complex and Villanova — at AED 90,000. The districts people search for by name are here under the register’s own spelling: Sheikh Zayed Road is Trade Center First and Second, the Greens and the Views are Al Thanyah Third, Dubai Creek Harbour is Al Khairan First, Downtown is the area the register calls Burj Khalifa, and the streets a listing calls Deira are Al Murqabat, Al Rega, Rega Al Buteen, Naif and Port Saeed. The middle-half column is worth as much as the median: an area where the middle half spans AED 100,000 holds two different markets under one name.

The row is the Land Department area, because that is the unit the register files a tenancy under; where we publish a guide for a community the area serves, it is named beneath, and an area serving several communities is one reading shared between them rather than one figure per name. 31 of the 61 areas here hold a community we publish; the rest are mostly the older districts around the creek and along the Sharjah border, which the register prices and we do not write guides for. The floor is 100 contracts, half the one-bed page’s, because the market is a sixth of the size. A company letting a block for its staff is a registered tenancy like any other and is counted. “The middle half” is the 25th to the 75th percentile. Sizes are the register’s unit areas, medianed over the contracts carrying a plausible one.

What a three-bedroom apartment costs to own, by community
Median price of completed three-bedroom apartments resold and registered in the twelve months to 10 Sept 2026, for every community with 10 or more. Cheapest first. Off-plan sales are left out.
Liwan resold three-beds at a median AED 1,250,000, the lowest of any community here, and Bluewaters at AED 12,500,000 — 10 times as much. The whole city’s median was AED 3,518,740, on AED 1,868 a square foot, and the busiest community was Dubai Creek Harbour (The Lagoons), with 249 completed three-bed resales in the year. Read price and rate together: a community can look cheap per cheque because its three-beds are small — Town Square and Jumeirah Village Circle resell at about 1,550 square feet — and the reverse, a cheap rate on a big floor, is where Motor City, Damac Hills and International City sit. The Burj Khalifa itself, which the question box asks about, resold 15 three-beds at a median AED 8,600,000: the tower’s own page carries every layout.

Completed homes only, resold and registered in the twelve months to 10 Sept 2026, for every community clearing 10 three-bedroom resales in the year — a lower floor than the smaller layouts’, because the market is a sixth of the size. A further 5,203 three-beds sold off-plan in the same period — two for every completed resale — and are left out: an off-plan price is set to a developer’s launch and payment schedule and would measure that rather than the market. Two rows need a word. International City’s three-beds are the Souk Al Warsan townhouses, which the register files as units, so its row is really a house at an apartment’s rate per foot. And one community is left out by hand — Dubai Internet City, where the register files 67 resales of one tower as three-bedroom at a median 628 square feet, which is a studio’s floor; a community whose median three-bed is under 900 square feet is not selling what a buyer searching for one means. More to rent and less to buy than a three-bedroom flat. The 24,338 three-bedroom villas and townhouses let in the same twelve months went for a median AED 150,000 a year — 25% above the apartment's AED 120,000 — while the 1,917 completed ones resold went for a median AED 3,250,000, 8% below the apartment's AED 3,518,740, at AED 1,613 a square foot against AED 1,868. The register types both as one population, so a townhouse in Town Square and a villa on the Palm are in the same median; the likeliest reading is that a tenant pays for the garden and the parking space, and a buyer pays for the tower's address, since most three-bed houses stand in the newer communities inland.
