The guide
Majan is a district of mid-rise apartment buildings on the inland side of the city, beside Arjan and the theme parks, built plot by plot by many developers on a master plan that was drawn years ago and is filling now. It is affordable, it is new, and it sits within a short drive of Al Barsha's schools and the Mall of the Emirates.
The district lies along Sheikh Mohammed bin Zayed Road with Arjan and Dubai Science Park on one side, the theme park and the winter fair on another and Al Barari's green edge nearby. Its buildings are mid-rise on a grid of wide roads, with retail at ground level along the main streets and parks between the blocks; much of the plan is built and a good deal is still under construction.
Apartments only, from studios to family layouts, in buildings that vary by developer in finish, management and parking. Several are hotel apartments or serviced blocks sold by the unit; buyers should know which kind a building is before comparing it with the block next door.
Tenants who want a new flat with a pool at a modest rent within reach of Al Barsha and the Marina. First-time buyers for the same reason. Investors, who have made the district one of the busier off-plan and letting markets on this side of the city.
It suits people less well who want an established neighbourhood, public transport, or quiet from construction.
