The cheapest buildings in Dubai

Every tower in Dubai with a page, ranked by what a completed home in it actually sold for — the Land Department’s register, not an advert’s asking price. The fifty cheapest by the cheque, the cheapest tower for a studio, a one-bed and a two-bed, and the cheapest in each of the cheapest districts. Each name opens the tower’s own page, with its prices by layout, its rents and its handover year.

Read this first

Ranked by the cheque, not the foot

A portal's cheapest list is whatever was asked for this morning. This one is what was paid, tower by tower, and it says where a low price is a small flat and where it is one buyer taking a whole building.

A tower is ranked on the median price of the completed homes resold in it over the twenty-four months to 11 Sept 2026, and needs 20 such resales to be ranked at all. Off-plan sales are left out — a developer’s launch price is not a home changing hands. The measure is the price, not the price per square foot, because the question is what a home costs, and a cheap home is a cheap cheque; the foot and the median size are printed beside it, so Platinum One’s AED 272,542 reads as what it is, a median home of 494 square feet. From the first place to the fiftieth the cheque rises from AED 272,542 to AED 474,000 — every one of the fifty under half the AED 1,100,000 the middle apartment in Dubai sold for.

One rule the dearest-buildings league never needed. The first reading of the register put Bond in Al Warsan first at AED 201,010 — and every one of its 101 "resales" was registered on a single day. A whole building changing hands is one buyer, not a market, so a tower whose resales were registered in batches — half of them on one day, or four or more a registration day — is named under the table and ranked nowhere. 38 towers over the floor were set aside that way. The cheap end of the city is a short list of districts: Dubai Production City (IMPZ) holds 12 of the fifty places, International City 11 and Dubai Sports City 6— which is why the third table gives each of the cheapest districts its own cheapest tower. A place the register types as a villa project is ranked on the villas page, since a house and a flat are not one market.

Platinum One in Arjan resold at a median AED 272,5420.25× the city’s AED 1,100,000. Next came Building U20 in International City (AED 305,000), Building P23 in International City (AED 315,000) and Building Y15 in International City (AED 320,000).

The median price of completed homes resold and registered at the Dubai Land Department in the twenty-four months to 11 Sept 2026, over every published tower with 20 or more such resales in the window — 1,237 towers, 61,721 resales. Off-plan sales are left out; a place the register types as a villa project is left to the villas page. “Against Dubai” is the tower’s median over the city’s AED 1,100,000 for the same months; the foot and the size are medians over the same resales. Bond in Al Warsan (101 resales at a median AED 201,010, all on one day), AB Residences in Dubai South (Dubai World Central) (73 resales at a median AED 363,826, 50 of them on one day), BNH Smart Tower 2 in Al Warsan (94 resales at a median AED 388,012, 78 of them on one day) and Dubai Jewel Tower in Dubai Internet City (218 resales at a median AED 400,000, 92 of them on one day) registered in batches — a portfolio changing hands, not a market — and are left out above.

The tower and its figures are this page’s reading to 11 Sept 2026. “Towers ranked” is how many of the district’s towers cleared the 20-resale floor.

What cheap means here

A median, not an asking price — and two questions the register cannot answer

Every figure on this page is a price somebody paid and the Land Department recorded. What that leaves out is worth saying plainly.

Completed homes only. An off-plan sale is a contract with a developer at a launch price, and the register files it separately; blending it in would rank launch schedules, not buildings. Off-plan vs resale says what the two are. A median, not an advert: half the homes in the tower sold for less than the figure and half for more, so a listing well under it is either a smaller flat, a lower floor, or a reason to ask. And the register knows nothing of condition — a low price can be a tired building as easily as a quiet district.

The two questions a cheap price raises are the service charge and the age. Neither is in the register. A low purchase price with a high annual charge is not cheap for long, and the charge is billed through the Mollak system, owner by owner — service charges and Mollak explains how to read a building’s before you commit. The age is on every tower’s own page as its handover year, derived from the register, beside its prices by layout, its recorded rents where the Ejari register names it, and the yield between the two. What the 4% transfer fee and the rest add to the cheque is in the cost of buying.

The register does not price a single flat, and an advert's asking price is not a sale; what it records is what homes sold for, building by building. The cheapest tower's median is AED 272,542 and 11 ranked towers resold for a median under AED 400,000; 160 did under AED 600,000 and 547 under a million, out of 1,237. The cheapest layout is the studio — AED 271,271 in Platinum One — the cheapest one-bedroom in a tower resold for AED 330,000 in Mazaya 4, Liwan, and the cheapest two-bedroom for AED 490,000 in Riviera Residence, International City. On top of the price sits the 4% transfer fee and the rest of the cost of buying.

Is the cheapest building a good buy?

The price is the first question and this page answers it; the next two are the service charge and the age, and the register does not carry either. Every tower here opens its own page with its handover year, its prices by layout, its rents where the Ejari register names it and the yield between the two — and a low price with a high service charge is not cheap for long.
