The guide

Living in Rukan

Rukan is a townhouse community on the desert side of the city near Arabian Ranches 2 and Serena, built by a mid-sized developer in phases around a small centre, and one of the cheapest places in the belt to buy a new townhouse. It is young, compact and still handing over in parts.

The place

The community lies off Al Qudra Road with Arabian Ranches 2, Serena and Mudon nearby and the desert behind. Its phases are loops of townhouses around pools and small parks, with a community centre carrying the supermarket and the cafes and the neighbouring communities supplying the schools and the larger shops.

What you get

Townhouses in the developer's standard layouts, compact and consistently finished, in phases that differ by age and position; and nothing taller. The earlier phases are lived in; the later are handing over.

Who it suits

First-time buyers and young families who want a new townhouse with a garden at the lowest price near the Ranches' schools, and who will accept the drive. Investors in the townhouses, whose yields have been competitive.

It suits people less well who work in the centre, who need public transport, or who want an established neighbourhood today.

Buying and renting here

Two markets run at once and the register keeps them apart: finished houses trade as ordinary resales with a growing record, and the newer phases trade as off-plan resales, which this page shows separately. The register files a house sold with its plot against the plot, and this page reads those sales correctly. For tenants, the official index caps a renewal while a new lease follows the market.
