The villa rental market runs on the school calendar. Families move in the weeks before term starts and decide months earlier, so the best stock in the communities with the strongest schools is committed well ahead of the date it becomes available. Looking in the quiet part of the year means less choice but considerably more room to negotiate, and the same house can differ by a noticeable margin depending only on when the contract is signed.
Read the tenancy carefully on the things a villa has and an apartment does not. Who maintains the garden, who services the pool, who is responsible when the air conditioning fails in August — these are negotiable, they are frequently left vague, and on a large house they add up to a real annual sum. Getting them written down before you sign is worth more than a small reduction in the rent.

Who maintains the garden and pool in a rented Dubai villa?
It depends on the contract, and it is one of the most common sources of dispute. Some landlords include landscaping and pool servicing; many leave both to the tenant. Agree it in writing before signing rather than assuming either way.
How much more does a villa cost to rent than an apartment?
Substantially more for the same number of bedrooms, and the gap widens with size. The table on this page shows what our own villa stock asks by bedroom count; the apartment page shows the same for apartments, so the two can be compared directly.
When is the best time to look for a villa in Dubai?
For choice, three to four months before the start of the school year. For price, the quieter months in between — fewer families are moving, houses sit longer, and landlords negotiate.
