The area
The Valley is Emaar's townhouse community on the Al Ain road, far enough from the city that the desert is still visible at the end of the street, and priced accordingly. It was built in phases from a central park and town centre outward, and it has become one of the busier markets for new townhouses in Dubai among families who want the developer's standard at the belt's lowest prices.
The community lies on the Dubai to Al Ain road beyond the academic district and Silicon Oasis, with the desert around it and the city a long drive away. Its named neighbourhoods of townhouses and villas surround a central park with lawns, playgrounds, sports courts and a town centre of shops and cafes; a school is planned inside the gate and the developer's usual pools and parks sit in each neighbourhood. The earlier phases are lived in; the later ones are handing over.
Townhouses in the developer's standard layouts, the community's volume and its entry point; villas on larger plots in the newer neighbourhoods; and nothing taller. Finish is consistent across the community and position within it decides price: a house on the park or at a quiet end of a neighbourhood, or on the main road.
Families and first-time buyers who want a new house with a garden from an established developer at the lowest price the developer's communities offer, and who will accept the distance. Investors taking the long view on the Al Ain road's growth.
