Not a flat in a tower — the tower. Every page for this search is a wall of asking prices; none of them says what a building in Dubai actually went for. The Land Department does: 266 whole residential buildings changed hands as one title in the two years to 11 Sept 2026, across 59 districts, and here is what they sold for — district by district, year by year, the ten dearest, and how one is bought.

Read this first

What the register calls a building, and what this page keeps out

A search for a building for sale gets you adverts. These are the transfers the Land Department recorded after the deed was signed — and a whole-building title is a particular thing, which the page says out loud before it prices one.

The Land Department files a building sold as one title under its own kind, apart from flats, villas and plots: the ground and whatever stands on it, transferred in one deed. Such a row carries the price, the recorded area — the plot — the district, and where the seller filed one, the project. It carries no tower name, no bedroom count and no word on whether the building stood on the day. A developer buying a plot with approvals is filed the same way, under the tower’s name-to-be, and every one is marked an existing property; the 478 rows of 2008 read mostly as that — the Jumeirah Village and Sports City towers of the decade after, filed under their names at AED 7 to 30 million a plot. So the page prices by the square metre of plot, prints the project where the register has one, and never says a tower was standing.

Residential only. The register marks every row’s use, and only residential ones are loaded; over that, any row in an Industrial district or filed under a hotel, office, warehouse, showroom, labour or staff building, or a business centre is left out by its name — three Majan towers in the window, a handful of hotel titles in the history. And one floor of our own, because the plausibility rules the reports use were tuned for flats: a “building” on fewer than 50 square metres of ground is a share of a building or a mis-keyed area, not a building, and the 10 rows under that line in the window, at a median AED 428,000, are out. Everything else is in: 266 sales worth AED 9.59bn between them, 93 of them under a project or master-community name and the rest an unnamed plot in a district.

Two years rather than one, because a building sells rarely and a year is thin. The year to 11 Sept 2026 held 112 at a median AED 8.3m; the year before it 154 at AED 12.4mdown 33%, which is Deira’s small buildings taking a larger share of a smaller year rather than any one building getting cheaper. The median plot fell from 1,362 to 553 square metres in the same move, and the price per square metre of plot rose.

What a whole building sold for, district by district

Every Land Department district with 3 or more whole residential buildings transferred in the twenty-four months to 11 Sept 2026: how many, the median price, the median plot, the price per square metre of plot and the range — with the district's freehold mark and its median one-bedroom rent beside them. Dearest first. Each community name opens its area guide.

Two markets share one register. At the top, a tower in Business Bay or Dubai Marina changes hands at AED 310m and AED 305m on three to six thousand square metres of plot — a building bought as a business. At the bottom, Hor Al Anz in Deira sold 62 buildings in two years, more than any district in the city, at a median AED 3.2m on 211 square metres: the small low-rise buildings of the old town, one at a time. Between them sit the two districts an investor most often means: Jabal Ali First, which is Al Furjan, Discovery Gardens, Jebel Ali and Wasl Gate, at AED 43m on 36 sales, and Jumeirah Village Circle at AED 30.7m on 13. Read the per-metre column against the plot column: Al Bada and Al Murar are dear per metre because their plots are tiny; Warsan Fourth and Mizhar 2 are cheap per metre because the ground is large.

Whole residential buildings transferred and registered in the twenty-four months to 11 Sept 2026, for every Land Department district with 3 or more; the 25 districts here hold 82% of the window’s sales, and the other 47 were one or two in each of thirty-four more. The row is the district because that is the only place a whole-building row names; where we publish a guide for a community the district serves it is named beneath, and a district serving several is one reading shared between them — Marsa Dubai is the Marina, JBR, Dubai Harbour and Bluewaters together. Prices in AED; the plot is the register’s recorded area, medianed. “Freehold” is the share of the district’s registered tenancies the Land Department marks freehold, the freehold areas page’s own reading to 10 Sept 2026. The rent is the median of every one-bedroom apartment tenancy registered on Ejari in the district in the twelve months to 15 Sept 2026, new leases and renewals together, printed where the district let 100 or more — a first reading of what the flats inside such a building earn, not a yield on any building here; Al Barsha 2 and 3, Mizhar 2, Umm Al Sheif and Rashidiya let too few flats in the year to print. The sale register writes Al Qusais in capitals; it is one district.

The year in buildings

How many whole buildings sold each year, and for what

Whole residential buildings transferred each year since 2013, city-wide, with the median price, the median plot and the price per square metre of plot; 2026 runs to 11 Sept 2026.

153 whole buildings changed hands in 2025, worth AED 6.9bn between them — the busiest year since 2014 and by far the largest sum, with 13 sales at AED 100 million or more against 7 in 2013. The count fell through the middle of the decade to 34 in 2020 and has risen every year since. The median price is a story about mix as much as money: 2026’s AED 8.1m sits low because 42 of this year’s 77 sales so far are on plots under 500 square metres — Deira’s small buildings — where 2013’s AED 5m is simply what a building cost then. On plots of 500 square metres or more, the figure that survives the mix, the median went from AED 8m in 2013 to AED 36.2m in 2025, and the price per square metre of plot from AED 6,997 to AED 17,594.

Every whole residential building on the register, by the year it was registered, under the same rules as the district table — the plausibility exclusions the reports use, the Industrial districts and the commercial names out, nothing under 50 square metres. The table starts at 2013 because the boom before it was a different thing: 478 whole-building titles were registered in 2008 alone, reading mostly as developers’ plots in Jumeirah Village, Sports City and Arjan filed under towers that did not yet stand, at AED 7 to 30 million a plot, and charting those beside real buildings would say the market has collapsed since. The register does not tell the two apart in any year; the recent years carry fewer of them because the plots are gone.

The dearest

The ten dearest buildings sold in Dubai

The ten largest whole-building transfers on the register in the twenty-four months to 11 Sept 2026: when, where, on how much ground, and for how much. Nothing is added to the row.

Eight of the ten were in Business Bay or Dubai Marina, and the two that were not are old Dubai: a 19,559 square-metre site in Jumeirah First at AED 350m and a 7,625 square-metre one in Al Mamzar at AED 300m. The AED 800m at the top sits on 25,883 square metres, more ground than any other row; the AED 700m below it, on 5,939, is the dearest ground in the table at AED 117,865 a square metre, and the Jumeirah First site the cheapest at AED 17,895. The register names the district and, where the seller filed one, the master community or project; it does not name the tower, and neither does this page.

Whole residential buildings, the same rules as above, ranked by price. “As filed” is the master community or project name the register carries on the row, or nothing; one row’s project field held the plot owner’s own name, which is not printed. The nearest landmark is the register’s own column, as filed, and reads oddly where the Land Department’s reference point is not the one a resident would pick. A transfer this size may be a tower, a site with a tower under way, or a site with approvals; the register says which of those it is on none of its 266 rows.

How a building is bought

One deed, the 4%, and the question that matters

A whole building is bought the way a flat is, once. What differs is what the buyer is really buying, which is a rent roll — and this page prints no yield, because the register cannot give an honest one.

The title to a building on its own plot is one deed, and the transfer is done once, at a trustee office licensed by the Land Department, in the same morning a flat takes: the file, the cheques, the department’s 4% transfer fee on the price paid by the buyer, the trustee’s own fee on top, and the deed by email. A tower that was sold off apartment by apartment is a different animal — each flat has its own deed, the register files each as a unit, and it is not on this page. The buildings here are single titles. The cost of buying has the whole bill for a home; a building is a different loan, and this page does not price one.

What the buyer is buying is the rent. Every tenancy in the building is registered on Ejari one by one, a renewal is capped by the RERA rental index, and a new lease is the market — which is why the district table above prints the district’s median one-bedroom rent beside its building prices, as a first reading of what the flats inside earn, and stops there. A building’s own rent roll is the seller’s to show; multiply a district rent by a floor count and you have a brochure, not a yield. How much does a building cost in Dubai?

A median AED 9.1m — and a mean of AED 36.1m, pulled up by a handful of towers — across the 266 whole residential buildings transferred and registered at the Land Department in the twenty-four months to 11 Sept 2026. The middle half went for between AED 3.6m and AED 37m; 86 of the 266 were under AED 5 million — 69 of those in Deira's old districts — and 18 were AED 100 million or more. On the ground the buildings sit on, the median was AED 16,616 per square metre of plot on a median 1,136 square metres. Those are recorded prices after the deed was done, not asking prices.

Can a foreigner buy a whole building in Dubai?

In a designated freehold area, yes — the title to a building is transferred under the same rules as the title to a flat, outright and in the buyer's own name, and the 4% transfer fee is the same. The catch is where the buildings are. The register marks every tenancy it files as freehold or not, and by that mark the districts where most small buildings change hands — Hor Al Anz, Al Mararr, Abu Hail and Al Mizhar Second — read as no freehold at all: 117 of the 266 sales in the window were in a district the register grades that way. Dubai Marina, Jumeirah Village Circle and Triangle, Sports City, Al Furjan and Discovery Gardens, and International City read as freehold throughout, Business Bay at 91% and Arjan at 87% — and those are where a foreign buyer's building will be. The freehold areas page prints the Land Department's mark for every district, and buying property in Dubai as a foreigner has the purchase itself, from who can buy where to the deed.

Where are buildings for sale in Dubai?

Where they actually change hands, on the register to 11 Sept 2026: Hor Al Anz (62 in two years, Deira), Jabal Ali First (36 in two years), Al Barsha South Fourth (13 in two years) and Warsan Fourth (9 in two years). Deira's old low-rise districts — Hor Al Anz, Abu Hail, Naif, Al Baraha, Al Muteena, Al Murar — sell a small building on a plot of a few hundred square metres, mostly for between AED 2 and 10 million; Jabal Ali First, which is Al Furjan and Discovery Gardens, sold 36 at a median AED 43m; Jumeirah Village Circle 13 at AED 30.7m; and the dearest went in Business Bay and Dubai Marina at AED 310m and AED 305m. What is advertised for sale today is on the portals; this is where the deals were done.

What did the most expensive building in Dubai sell for?

AED 800m, registered on 26 May 2025 in Business Bay, on 25,883 square metres of plot — AED 30,908 a square metre. The register names the district and, where the seller filed one, the project; it does not carry the tower's name or its address, so this page does not either. The nine below it are in the table above, and eight of the ten were in Business Bay or Dubai Marina.

Is the price for the building or for the plot?

Both, and the register does not say which. A row typed as a building is the title to a plot and whatever stands on it, transferred as one deed; DLD marks every one of them "existing property", including a developer's plot bought before the tower is built and filed under the tower's name-to-be — which is what most of the 478 rows of 2008 read as. So a Jumeirah Village Circle row at AED 30.7m may be a standing building or a plot with approvals. Where the register carries the project name it is printed; the recorded area is the plot in every case, which is why the page prices by the square metre of plot and never by the square foot of flat.

How is a whole building bought in Dubai?

The same way as a flat, once, rather than once per flat: the transfer is one deed, completed at a trustee office licensed by the Land Department, with the 4% transfer fee on the price and the trustee's own fee on top. A building that was sold off apartment by apartment sits on the register as units and is not on this page — the buildings here are single titles. The buyer's real question is the rent roll: the building's tenancies are registered on Ejari one by one, renewals capped by the RERA index, and the district's median one-bedroom rent is printed beside its building prices above as a first reading. A building's own rent roll is the seller's to show, and no figure on this page multiplies one by a floor count.
