Living in Jebel Ali

Jebel Ali is the port district at the city's western end, and for most people it means the free zone and the container terminals. But it also holds a villa community of long standing, rebuilt in recent years by its master developer into a neighbourhood of new houses on the old village's tree-lined plan, and it sits beside the Metro, the Marina's approaches and the Expo district.

The place

The district lies along Sheikh Zayed Road between Discovery Gardens and the port, with Al Furjan beside it, the free zone and the port on its seaward side and Expo City a short drive south. The village is a gated community of villas on a mature plan of streets and parks, with a school inside it and the district's retail nearby; the rest of the district is the port's industrial and free-zone quarters and the towers along the highway.

What you get

Villas in the rebuilt village, new houses on large plots in a settled setting, and a few apartment buildings along the highway. The village is the district's residential market and its record is growing with each handover.

Who it suits

Families who want a new villa with a garden on an established plan, minutes from the Marina, the port and the free zone, at prices below the Springs and the Meadows. People who work in the port or the free zone. Tenants who want a villa near the Marina end of the city.

It suits people less well who want an apartment, a high street, or a short run to Downtown.

Buying and renting here

The register separates the village's villas, trading as a new-build market with a growing record, from the highway buildings; each project's own page carries its own record. The register files a house sold with its plot against the plot, and this page reads those sales correctly. Off-plan resales in the village's later phases are kept apart from finished sales. For tenants, the official index caps a renewal while a new lease follows the market.
