Pet-friendly communities in Dubai

No register in Dubai records whether a home will take a dog, so every list of pet-friendly areas is somebody’s memory. This one is a count. Every home we have listed since December 2022 carries its owner’s own answer — the “pets allowed” mark on the advert — and across 9,918 of them that answer, community by community, is the measure below. The rents beside each name are the Land Department’s.

“Pets allowed” is the landlord’s word, and the building’s

Two people decide whether a dog can live in a Dubai home, and neither of them is the law. Knowing which one said no is the difference between a wasted viewing and a signed lease.

The first is the owner. Nothing in the tenancy law obliges a landlord to accept an animal, the standard Ejari contract is silent on the subject, and a no-pets clause is enforceable. When an owner ticks “pets allowed” on the advert, that is the yes this page counts — given freely, before anyone asked, on a form that offered no for free. It is a stronger signal than a list of “dog-friendly areas” because it was made one home at a time by the person who would carry the risk.

The second is the building. A tower’s owners’ association sets house rules under the jointly owned property law, and many bar dogs outright, cap their weight, or keep them out of the lobby and the lifts. A landlord who says yes cannot overrule that, and some do not know it exists. That is why the share falls in the districts made of towers 29% on average across the tower communities here, against 42% across the villa communities — and why the question to ask before a viewing is not “is the area pet-friendly” but “may I see the building’s rules”.

So read the table as odds, not permissions. A community at 60% is one where most owners say yes and the buildings mostly let them; one at 15% is a place to ask twice. The figures are ours — every home this company has advertised — and they are a large sample of the market rather than the whole of it. The rent columns are not ours: they are the median Ejari contracts registered in the last year, from the register every tenancy goes through.

The share is of every residential home McCone Properties has advertised in the community since December 2022 — sold, let, withdrawn or still listed — and a community appears once it has 20 of them; below that a single owner would move the figure by five points. “Made of” is what the Land Department’s register says stands there, and a dash there is a community it has no buildings for yet. The two “today” columns count pets-allowed homes on this site now and refresh with the stock, so a dash there means none at the moment, not none ever. Rents are median annual Ejari contracts over the last twelve months, shown for the 11 communities whose DLD rent area is their own: the register files a home under an area rather than a community, an area can serve several communities at once, and where it does the figure would be the area’s and not the community’s, so the cell is left blank. Villa communities rarely carry a one-bedroom figure for the plain reason that they have few one-bedroom homes.

The spread is the finding. Arabian Ranches 3 to Umm Suqeim runs from 62% to 9% on the same question, and it tracks what the place is made of more closely than where it is or what it costs.

Before you bring the dog

The rules, in brief

What the city asks of an owner, as checked on 11 Sept 2026. These are municipal and federal rules and they move; treat the list as where to start.

Register the animal. Dubai Municipality requires cats and dogs to be registered with it, which in practice means a microchip and vaccinations kept current; the registration follows the vaccination schedule, so it is renewed rather than done once.

Leads, beaches and parks. Dogs are walked on a lead in public, and most public parks and beaches do not admit them at all — the exceptions are a handful of designated dog areas and beaches, and the private parks inside some communities, which set their own rules. In a villa community that usually means the streets and your own garden; in a tower it means the pavement outside, so look at the map before the flat.

Restricted breeds. The country keeps a list of breeds that may not be imported or, in some cases, kept, and the list has changed before. If your dog is a large guarding breed or a bull type, check the current list with the Ministry of Climate Change and Environment before you book the flight, not after.

Bringing one in. A pet entering the UAE needs an import permit from the ministry, a microchip, a rabies vaccination given the right number of days before travel and, from some countries of origin, a blood titre test. Airlines and relocation agents handle the paperwork daily; the timings are the part that catches people, so start months ahead.

The contract. Get the permission in writing — a clause or an addendum naming the animal — and agree any pet deposit or end-of-lease cleaning at the same time as the rent. Ask the landlord for the building’s house rules on pets and keep a copy; if the two disagree, the building wins. The Ejari registration records the tenancy, not the dog, so the addendum is the only paper that does.

Pets in Dubai, answered

Are there pet-friendly apartments in Dubai?

Yes, and more than the reputation suggests: 27% of the 4,544 apartments we have listed to rent were marked pets allowed by their owners. The catch is that the building decides before the landlord does — a tower's owners' association can bar dogs outright, cap their size or confine them to the lifts and the car park, so two flats on the same street can answer differently. The table on this page shows where the yes is commonest.

Which communities in Dubai are the most pet-friendly?

By the share of homes whose owner marked them pets allowed, Arabian Ranches 3 leads at 62% of the 248 homes we have listed there, then Arabian Ranches at 58% and Villanova at 56%. The pattern behind the names is that villa and townhouse communities say yes far more often than towers: a house has its own front door and no lift to share.

Can a landlord refuse pets in Dubai?

Yes. Nothing in the tenancy law obliges an owner to accept an animal, the standard Ejari contract says nothing about pets either way, and a "no pets" clause in the contract or an addendum is enforceable. The practical rule is to have it in writing before you sign: a verbal "the last tenant had a cat" is not permission, and a building rule the landlord did not mention still binds you.

Is there a pet deposit in Dubai?

Often, by convention rather than law. Some landlords ask a higher security deposit or a separate pet deposit against damage, some ask for professional cleaning at the end of the lease, some ask nothing. It is negotiable, and whatever is agreed belongs in the contract next to the rent.

Are villas more pet-friendly than apartments in Dubai?

In our own record, clearly: 42% of the villas and townhouses we have listed to rent were marked pets allowed, against 27% of the apartments. A house has a garden, its own door and no owners' association ruling on what may ride in the lift; a tower has all three.

Can I keep a dog in Dubai Marina or Downtown Dubai?

Some buildings, not others. Of the homes we have listed, 13% in Dubai Marina and 24% in Downtown Dubai were marked pets allowed, against 31% city-wide — lower because both are almost entirely towers and each tower sets its own rule. Ask for the building's house rules before you fall for the view.

What does "pets allowed" on a listing actually mean?

That the owner, or the agent on the owner's instruction, marked the advert as accepting pets when it was published. It is the landlord's word, not a guarantee: confirm it before you pay a deposit, ask whether the building's rules agree, and ask whether "pets" means a cat, a small dog or your particular dog.

What are the rules for keeping a dog in Dubai?

At the time of writing: register the animal with Dubai Municipality, which means a microchip and current vaccinations; keep dogs on a lead outside your home and off most public beaches and parks, which do not admit them; and check the restricted-breeds list before importing one, because some breeds cannot be brought in or kept. These are municipal rules and they change — treat this as where to start, not the last word.
