The guide

Living in Bukadra

Bukadra is a land-registry name, not a developer's, and most people who live there have never used it. It is the district along Ras Al Khor Road between the creek's inland reaches and Meydan, and it holds a set of large residential projects that their developers market under their own names; the register files their sales under the district's, and this page rolls them up.

The place

The district lies along Ras Al Khor Road with the wildlife sanctuary and Dubai Creek Harbour on one side, Meydan and Nad Al Sheba on another and Downtown and Business Bay a short run to the north. Its projects are separate developments with their own gates: apartment towers along the creek's inland waters, villa and townhouse quarters behind them, and the parks and promenades that the developers built with them. The airport is close.

What you get

Apartments from studios to large layouts in the creek-side towers, and villas and townhouses in the developer quarters, all of it recent and some still handing over. Finish is consistent within each developer's project and differs between them; the project pages beneath this one carry each one's own record.

Who it suits

Buyers and tenants who want a new home near the creek's inland waters within minutes of Downtown and the airport, and who know the project they want by its developer's name. Investors, for whom the district's steady handovers have made it a busy resale and letting market.

It suits people less well who want an established neighbourhood, a high street, or public transport.

Buying and renting here

The register's tables on this page are an average over unlike projects and should be read as such; each project's own page carries its own record, and that is the figure to compare with an asking price. Off-plan is a large share of the market and is kept apart from resales here. The register files a house sold with its plot against the plot, and this page reads those sales correctly. For tenants, the official index caps a renewal while a new lease follows the market.

Where these numbers come from. Sale prices are the Dubai Land Department’s transaction register, read from the Dubai Data Exchange — what buyers actually paid, recorded at transfer. Mortgage registrations, gifts and developers’ own filings are excluded, and medians are used so one unusual sale cannot move the number. Rents are Ejari contracts from the same department, read from the community’s DLD area, new leases and renewals never blended. Sales through 3 Sept 2026 · Rents through 6 Sept 2026.
