Asking rents

What an apartment rents for, by size

The middle half of our own live stock, quoted per year — a quarter of what we are letting asks less than the low figure, a quarter asks more than the high one.

These are asking rents on McCone listings rather than registered contracts, and the few properties advertised monthly have been annualised so the sizes compare. For what tenants actually signed, the community reports carry Ejari-registered rents. Live McCone apartments as at October 2026.

Apartments for rent in Dubai

Dubai rents apartments by the year, not the month, and the annual figure is the one every listing quotes. What varies is how you pay it: one cheque, two, four, occasionally twelve. Fewer cheques is real negotiating power — a landlord looking at a single cheque will often take a lower number than one looking at four, and that gap is frequently larger than anything you will argue off the asking rent directly.

The other thing that moves the price is the building rather than the postcode. An older tower one street back from a famous address can be a third cheaper than the address itself for the same floor area, and the difference is usually the age of the finishes rather than anything you will notice daily. Where it matters is the chiller: some towers put the district-cooling standing charge on the tenant, and on a large apartment that is a meaningful sum on top of the rent.

Questions

Apartments for rent, answered plainly

How much is a one-bedroom apartment in Dubai?

It depends almost entirely on the community and the age of the building — the table on this page shows the middle half of what our own one-bedroom stock is asking, so you can see the spread rather than a single misleading average.

Are apartments in Dubai furnished or unfurnished?

Both are common. Unfurnished is the default and usually cheaper per year; furnished stock is concentrated in newer buildings and serviced towers and carries a premium. A small part of the furnished market is priced per month rather than per year, which is worth checking before comparing two figures.

How far in advance should I look for an apartment in Dubai?

Four to six weeks. Good stock is often committed before it reaches the portals, and the market moves fastest around the start and end of the school year, when families relocate.

More on renting in Dubai — the fees, the process and the paperwork — on property for rent in dubai. Recorded prices by community are on the Dubai property prices page, and the rental yield calculator works out what a property returns. The smallest of them is a market of its own: studio apartments in Dubai reads both registers by layout — what a studio let and sold for in every area, and how big one is — 1 bedroom apartments in Dubai does the same for the layout the city rents most, and 2 bedroom apartments in Dubai for the family flat, with what the second bedroom adds to the bill, and 3 bedroom apartments in Dubai for the size at which the house becomes the other choice, and penthouses in Dubai for the top of the tower — what the register recorded one selling and letting for, and how few it labels.
