Here is what they went for, by community and by building, what the register can and cannot say about a duplex, and the ones we have for sale and to rent.

Read this first

A recorded price, and how few of them there are

Every other page about Dubai penthouses is a wall of adverts with an asking price on each. These are the figures the Land Department recorded after the deal was done — and there are not many of them, which is the first thing to know.

The register keeps a layout label on its apartment sales — studio, one bedroom, two — and one of its values is penthouse. It has used the word on 1,061 sales since 2007, between 44 and 51 a year lately. In the 24 months to 11 Sept 2026 it marked 82, of which 78 pass the register’s own plausibility checks and 77 were completed homes rather than off-plan contracts. Those 77 are the population of every sale figure on this page: a median AED 5,800,000, the middle half between AED 3,400,000 and AED 9,500,000, at AED 1,854 a square foot. A median of 77 is a median of 77; it moves when a handful of sales do, and the page says the count beside every figure for that reason.

The label is a sample, not the whole top floor. The Land Department files most of the city’s top-floor homes under their bedroom count rather than the word: the dearest apartment sale of the same two years — AED 275,000,000 for 31,694 square feet at One at Palm Jumeirah, 26 Sept 2024 — is registered as a five-bedroom, and so are most of the sales beneath it. So this page is what the register calls a penthouse, which reads as the floor of the market rather than its ceiling. The dearest homes in Dubai, whatever the register calls them, are on the most expensive homes report.

What the label does say is worth having. Against the AED 1,100,000 the ordinary completed apartment resold for in the same window — 78,011 of them — a penthouse went for 5.3 times as much, and 36% more per square foot, for a home of a median 3,362 square feet. In the twelve months to 11 Sept 2026 the label’s median was AED 6,062,500 on 32 sales, against AED 5,700,000 on 45 the year before — the direction, on counts too small to call a trend.

What a penthouse sold for, by community

Median price of the completed homes the register labelled penthouse when they resold in the 24 months to 11 Sept 2026, for every community with 3 or more. Dearest first. Off-plan sales are left out. Each name opens its area guide.

Palm Jumeirah resold its penthouses at a median AED 10,100,000, the highest of any community here, and Jumeirah Lake Towers at AED 1,530,000. Jumeirah Beach Residence recorded the most of them, 23 in two years. The five communities hold 70 of the 77 sales; the rest are single sales scattered across the city, which no median can honestly carry. Read price and rate together: the Palm’s penthouses are dearer per home partly because they are larger.

The ten highest prices the register recorded against a home it labelled penthouse in the 24 months to 11 Sept 2026, with the building each is in. Every building opens its own page, which carries the whole of its recorded history.

Cayan Tower in Dubai Marina tops the list at AED 22,500,000 — a 11,142 square-foot home, so AED 2,019 a foot, the lowest rate of the ten: the dearest home is the largest, not the dearest by the foot. The Fairmont Palm Residence North appears 4 times and Cayan Tower appears twice: the buildings the register keeps labelling penthouse are few, and they are on the Palm and the Marina.

The register’s own label, completed homes, ranked by price paid; the date is the day the transfer was registered, which trails the handshake by a week or more. A price is what the buyer paid, not what was asked. This is the top of the label, not the top of the city: the dearest apartments sold in Dubai over the same period are on the most expensive homes report, and the towers whose ordinary flats fetch the most per foot are ranked on the best residential buildings in Dubai.

What a penthouse rents for

Median annual rent across every Ejari contract the register labelled a penthouse in the 24 months to 15 Sept 2026, for each Land Department area with 10 or more of them. Cheapest first. Each community name opens its area guide.

162 tenancies carried the label in two years, 71 of them new leases and 91 renewals. The median was AED 180,000 a year, about AED 15,000 a month, for a home of a median 2,000 square feet; a new lease was signed at a median AED 180,000 and a renewal at AED 174,967, 3% below it, because what a landlord may add at renewal is capped by the RERA rental index. One building sets much of that figure: Two Towers in Barsha Heights (Tecom) is 43 of the 162 contracts, 27% of the city’s penthouse label, at a median AED 160,000. Take it out and the other 119 let for a median AED 218,400; on the Palm, AED 379,500.

AED a year, the median of every Ejari contract labelled penthouse and registered in the 24 months to 15 Sept 2026 — new leases and renewals together, so a new let signed today usually costs more than the median beside it. The row is the Land Department area, because that is the unit the register files a tenancy under, and one area can serve several communities: Marsa Dubai is the Marina, JBR, Dubai Harbour and Bluewaters in one reading. Only three areas clear ten contracts; the other 55 are scattered too thinly to print by area. Ejari labels by what the landlord filed, so a top-floor home let as a “four bedrooms + hall” is counted with the four-beds and not here. “The middle half” is the 25th to the 75th percentile; monthly figures are the annual rent divided by twelve, rounded to the nearest hundred.

Duplexes and lofts

What the register can and cannot say about a duplex

A duplex is a home on two floors; a penthouse is often one. The two registers treat the word differently, and the honest page says exactly how.

To buy, there is no recorded duplex price. The sale register has no duplex label — the word appears on none of the 1.1 million sales it holds — so a two-floor apartment sells under its bedroom count, indistinguishable from the flat below it. A duplex penthouse is labelled a penthouse, or a four-bedroom, or a five; a duplex on the twentieth floor is a three-bedroom. Any page printing “the average price of a duplex in Dubai” is averaging asking prices. The recorded figures that do exist are the bedroom pages’ — 3 bedroom apartments in Dubai is where most of them would fall.

To rent, the Ejari register does keep the word, thinly: 232 tenancies labelled duplex in the 24 months to 15 Sept 2026, at a median AED 115,000 a year — and 114 of them, 49%, in Al Raffa, an older district of Bur Dubai whose two-floor flats are not what a search for a duplex in Dubai usually means. Without that district the other 118 let for a median AED 104,500. The areas with ten or more contracts are below, so the shape of the sample is visible rather than hidden in one number.

The word

What counts as a penthouse in Dubai

Three things wear the name, and only one of them is a category. In everyday use a penthouse is the home on the top floor or floors of a tower — usually the largest in the building, often on two levels, often with a terrace or a pool of its own, and in the newer towers sometimes the whole floor. That is convention, not regulation: there is no rule about how high a home must sit or how large it must be before an agent may call it one.

The Land Department’s register is the category. Its layout field carries the value penthouse alongside the bedroom counts, and a home registered under it is a penthouse in the only sense that has a number attached — the sense this page reads. It is applied to a few dozen sales a year and skipped on most of the top floor: the developer or the registrar files what they file, and the dearest apartment sold in the city in the last two years is on the register as a five-bedroom. Ejari does the same on the rent side, from the landlord’s own description of the home.

“Sky villa”, “sky palace” and “sky mansion” are marketing — a developer’s name for a very large upper-floor apartment, which the register then files as a penthouse or by its bedrooms like any other. A duplex is a home on two floors wherever they are; a penthouse is often a duplex, and most duplexes are not penthouses. A loft, in Dubai, is an advert’s word for a double-height studio or one-bedroom. When a figure on this page says penthouse, it means the register’s word, and nothing wider.

The rest were single sales scattered across the city. To rent, the Ejari register puts them in Al Thanyah First, Marsa Dubai and Palm Jumeirah — the Land Department's names for Barsha Heights, the Marina and JBR, and the Palm.

How much does a penthouse cost to rent in Dubai?

A median AED 180,000 a year — about AED 15,000 a month — across the 162 tenancies the Ejari register labelled a penthouse in the 24 months to 15 Sept 2026; the middle half fell between AED 151,625 and AED 286,000, and the dearest was AED 700,000. One building, Two Towers in Barsha Heights, is 43 of the 162; without it the median is AED 218,400. On the Palm the median was AED 379,500. Those are registered contracts, not asking rents.

What is the difference between a penthouse and a duplex?

A penthouse is a home on the top floor or floors of a building; a duplex is a home on two floors, wherever in the building they are. A penthouse is often a duplex, and a duplex is usually not a penthouse. The sale register has a label for the first and none for the second — a duplex sells under its bedroom count, so no recorded duplex price exists to print. The Ejari register does label duplexes: 232 tenancies in the 24 months to 15 Sept 2026, 49% of them in Al Raffa, an older district of Bur Dubai, at a median AED 115,000 a year.

What is a sky villa?

A marketing name, not a category. Developers and agents use "sky villa", "sky palace" and "sky mansion" for a very large apartment high in a tower, usually the top floors and usually with its own terrace or pool — which is to say a penthouse. Neither the Land Department nor Ejari recognises the phrase: such a home is registered as a penthouse or, more often, by its bedroom count, exactly as a penthouse is.
