The guide

Living in Dubai Harbour

Dubai Harbour is the newest piece of the coast between the Marina and the Palm: a marina for the largest yachts, a cruise terminal, and along the beach a row of towers by the city's largest developer that sold as fast as anything in Dubai has. It is a small district, entirely new, with the sea on one side, the Marina's skyline on the other and the observation wheel's island next door.

The place

The district sits on the coast where the Marina meets the Palm's approach, reached from King Salman bin Abdulaziz Al Saud Street with the Marina behind it and Bluewaters and its wheel across the water. The beachfront towers stand in a line along a private beach with a promenade, pools and cafes; the marina and the cruise terminal sit at the district's inner end with their own restaurants and, in the plan, a district of hotels and further residences around them.

What you get

Apartments only, from one-bedroom flats to large penthouses, in towers that share a developer and a standard of finish and differ by position: beach-facing, marina-facing, or towards the Marina skyline. Hotel-branded residences sit among them. Nearly all of it is recent and some is still handing over.

Who it suits

Buyers who want a new flat on a beach with the Marina's life a walk away and are paying for the position knowingly. Owners who intend to let, because the district's furnished and short-stay market is deep. Buyers from abroad who want the coast without the Palm's prices.

It suits people less well who want space for the money, quiet, or a school in reach.

Buying and renting here

The district's towers are consistent enough that position is the whole of the price, and the register shows it: the tables on this page and the building pages beneath it list what each tower's layouts actually fetched. Off-plan resales are a large share and are kept apart from resales of finished flats here. Service charges are at the top of the city's range. For tenants, the official index caps a renewal while a new lease follows the market, and many towers permit short-stay lets.
