Questions
Common questions
What is the average house price in Dubai?
In McCone Properties’ count of the Land Department’s register, the middle completed home resold in Dubai over the twelve months to 16 Oct 2026 went for AED 1.46 million, the median of 43,247 sales. By size, in September 2026: a studio AED 550,000, one-bedroom AED 1.04 million, two-bedroom AED 2.05 million, three-bedroom AED 3.2 million and four-bedroom AED 4.05 million. A house on its own: the median completed villa resale was AED 3.8 million over the twelve months to 10 Sept 2026, at AED 1,461 a square foot. Every figure is what buyers paid, registered with the Land Department, not an asking price.
How much has the price per square foot gone up in the last year?
Up 5%, by McCone Properties’ count of the register: AED 1,360 a square foot over the twelve months before, AED 1,431 over the last twelve. The latest three months, to September 2026, read AED 1,406 — up 2% on the same three months a year earlier. Year by year: AED 1,140 in 2023, AED 1,240 in 2024, AED 1,382 in 2025 and AED 1,429 in 2026 so far — 25% since 2023. Whether it carries on is the question the price outlook answers, read from the same register every night.
Is off-plan more expensive per square foot than a ready home?
Yes, a square foot at a time: McCone Properties’ count puts off-plan at AED 1,801 across 112,140 off-plan sales in the twelve months, against AED 1,431 for completed homes resold — 26% more. An off-plan price comes from a developer’s launch list and buys a new building with a payment plan; a resale is priced against what the building’s own homes have already sold for. The two are never blended here, because off-plan is now most of the city’s sales and would turn the median into a measure of launch schedules.
How is the price per square foot worked out?
The price paid divided by the home’s size in square feet, as the Land Department registers the sale (it records square metres; one is 10.764 square feet). McCone Properties’ figures here are medians — every sale lined up by its price a foot, and the middle one read — because a handful of very dear homes pull the plain average up: the mean over the same twelve months was AED 1,592. Completed homes resold only, off-plan kept apart. A community needs twenty resales in the year to be listed, and 100 to have its change on the year stated. For one building, its own page prints its own median and every recorded sale.
Houses on their own, by community and bedroom count, are on villas in Dubai; the direction from here is on the price outlook.
