The area
Living in Jumeirah Beach Residence
JBR is Jumeirah Beach Residence, and almost nobody in Dubai says the long name. It is a strip of residential towers on the beach at the seaward edge of Dubai Marina, built in one go by Dubai Properties in the first years of the century, with a promenade in front of it that became the city's busiest street. For a long time it was the only place in the city where an ordinary buyer could own a flat with the sea at the bottom of the lift, and the district has been full ever since: of residents, of tourists, of restaurants, and at weekends of cars.
What you get
Apartments, in the original clusters and in a small number of newer towers built on the last plots. The clusters' flats are large by the city's standards, with generous layouts from one to four bedrooms and some of the widest sea views in Dubai, and they are now in their third decade. The newer towers, on the beach and on the Marina side, are the premium stock and carry the district's highest prices per square foot. There are no villas.
Getting around
The tram is the sensible way in and out on any day the beach is busy, which is most weekends. By car, the district has few entrances and they congest badly on weekend evenings and holidays, when the beach traffic arrives; residents learn the hours. The Marina, the Media City offices and Sheikh Zayed Road are minutes away, Downtown and the airport a long run. Parking is allocated by flat and scarce for visitors.
Day to day
The Walk is the district's high street: supermarkets, pharmacies, gyms, a cinema, and more restaurants and cafés than any other street in the city, with the beach at the door and the hotels' restaurants and clubs carrying the evenings. There are no schools in the district; families use the schools in the Meadows, the Springs and along Al Sufouh, and nurseries operate in the towers. Bluewaters and the Marina are a walk away.
Who it suits
People who want to live on a beach and will share it. Families who want a large flat with a sea view and are happy to send the children to school by car. Owners who intend to let, because the district's furnished and short-stay market is as deep as any in the city. Buyers from abroad who want the address.
