Every tower in Jumeirah Beach Residence the Dubai Land Department has a recorded sale for — 36 of them, 14,991 sales since 2007 — ranked by what buyers actually paid, priced layout by layout, and read cluster by cluster. No opinion, no adverts: the figure beside each name is the register’s, through 10 Sept 2026.

Read this first

There are two JBRs, and the register keeps them apart

Most lists of the best buildings in JBR are a tour of the beachfront. The register says the district is two markets in one strip, about three times apart on price, and which is best depends on which of them you are buying in.

The original estate — six clusters named for the sea in front of them, Sadaf, Bahar, Murjan, Rimal, Shams and Amwaj — was built in one go by Dubai Properties, and its first sales on the register are from 2007. Those towers resell at AED 1,248 to 2,031 a square foot, and what the money buys is space: a two-bedroom there is a median 1,396 square feet, a three-bedroom 1,896.

The beach side has since gained a second row — The One JBR, Five Luxe JBR, La Vie and Jumeirah Gate Tower 1, handed over between 2020 and 2024 — and those sell at AED 3,964 to 4,677, up to 3.7× the cheapest cluster tower. Part of that is the building and the beach at its door; part is that the new flats are smaller — a median two-bedroom of 1,599 square feet, so the price of the home is closer than the price of the foot suggests. Al Bateen Residences (AED 2,278) and Al Fattan Marine Towers (AED 1,960) stand outside both, priced with the clusters rather than the new row.

Every figure here is a registered transfer, not an advert. Prices are completed homes only — off-plan sales are priced to a developer’s launch schedule and would measure that instead — and each tower is priced over the last twelve months where it traded enough, the last three years where it did not; the table says which. A tower that traded too little even for that is named, and not ranked.

Median resale price per square foot of completed homes, dearest first, for every tower in Jumeirah Beach Residence the register can price. Each name opens the tower's own page — every recorded sale, sizes, the year it was handed over.

The One JBR leads at AED 4,677 a square foot. Then Five Luxe JBR (AED 4,609), La Vie (AED 4,267) and Jumeirah Gate Tower 1 (AED 3,964). In the clusters the spread runs from Bahar 6 (AED 2,031) down to Sadaf 8 (AED 1,248). Rising most on the year before: Al Fattan Marine Towers (+33%), Al Bateen Residences (+20%) and Rimal 5 (+14%).

Completed homes resold and registered at the Land Department, off-plan left out. A tower with ten or more resales in the twelve months to 10 Sept 2026 is priced on those; one with fewer is priced over the last three years, marked “3 yrs”, and its figure is the older for it. “On the year before” compares the window with the same span before it. “Age” is the handover year where the register can derive one, else the year of its first recorded sale — the clusters predate the register, so their first sale is a floor on their age, not the age itself. Named but not ranked, having traded too little for a window: Bahar 5, Jumeirah Gate Tower 2, Murjan 4 and sensoria at Five Luxe — a hotel tower has a page and no sales.

Each cluster is a group of numbered towers sharing a podium, a name and a stretch of the beach. The register prices them tower by tower; this is what it says about each.

The towers named are those with a page; each cluster’s numbering skips the hotel and serviced towers that stand among them and are not sold flat by flat. Resales are summed over each ranked tower’s own window, so a cluster of three-year windows counts more months than one priced on twelve. The spread is of tower medians, not of homes.

The clusters are more alike than different: one developer, one decade, one strip of beach, and a spread of AED 1,248 to 2,031 a square foot across all of them is a narrower band than the new row spans on its own. Within it, the register shows one pattern plainly: the towers that sell dearest a foot are the ones whose flats are smallest, because a one-bedroom always fetches more a foot than a four. That is why a tower of one-bedrooms can top the cluster table while a tower of three- and four-bedrooms sits at its foot at a higher price for the home. The other thing a buyer pays for — the sea in front rather than the Marina behind — the register cannot see, because it records the tower and not the side; the layout table below is the fairer comparison.

What none of the clusters has is a beach of its own: the sand in front of JBR is public, with The Beach’s shops and restaurants along it and The Walk at street level behind, and that is the district’s bargain and its price. A resident here shares the promenade with the city at weekends. The tram runs along the inland edge, the footbridge to Bluewaters is at one end, and the DMCC metro station is a tram stop away, so the clusters are among the few places in Dubai where a car is a choice.

Pace is this window against the tower’s own average ninety days over the year before; a tower with no earlier resales is new to the resale market. The Ejari register files a tenancy under its Land Department area, and JBR's area is Marsa Dubai — which is also Dubai Marina's. A district-wide figure would be mostly Marina contracts, so none is printed. On its newest towers the register names the building itself, and those rents are the tower's own.

Contracts registered through Ejari in the twelve months to the register’s latest start date that name the tower, new leases and renewals together, annualised. Yield is gross — the tower’s median rent per square foot a year over its own median resale price per square foot, before service charges and empty months. A renewal’s increase is capped by the RERA rental index, so a new lease usually costs somewhat more than the median.

Are the original JBR towers old?

The register's first sales in the clusters are from 2007, so the estate is coming up to twenty years old; a flat there is a resale of a completed home, priced on its condition and its view. What the clusters have that the newer towers do not is size: the register's median two-bedroom in the clusters is 1,396 square feet, against 1,599 in the towers built since, and that is a large part of why the price per square foot is a fraction of the new row's.

What do JBR apartments rent for?

The Ejari register files most of JBR under the Marsa Dubai area, which it shares with Dubai Marina, so a district-wide figure would be mostly Marina contracts. It names the tower on its newest buildings, though: Jumeirah Gate Tower 1 (155 contracts, a median AED 217 a square foot a year), La Vie (53 contracts, a median AED 197 a square foot a year) and The One JBR (42 contracts, a median AED 206 a square foot a year). Can a foreigner buy in JBR?

Yes. Jumeirah Beach Residence sits in Marsa Dubai, freehold throughout by the Land Department's own mark, and a foreign national can own freehold outright with no residency requirement. The 4% transfer fee and the rest of the bill are in the cost of buying.
