The best buildings in Business Bay
Every residential tower in Business Bay the Dubai Land Department has a recorded sale for — 159 of them, 66,270 sales since 2009 — ranked by what buyers actually paid, priced layout by layout, and read by price band, by generation, and by whether a hotel’s name is on the door. No opinion, no adverts: the figure beside each name is the register’s, through 10 Sept 2026.

In Business Bay, a foot costs 5.5 times as much at the top of the table as at the bottom
Most lists of the best buildings in Business Bay are a tour of the canal-front launches. The register says the district is several markets sharing one postcode, and three things it can see account for most of the gap: when the tower was built, whether it stands on the water, and whether a hotel's name is on it — which moves the price less than the other two.
The first towers came up on the Downtown side of the district and in the streets behind it — Mayfair Tower, West Heights 3, Churchill Residency Tower and East Heights 4 and others — and the register first shows their completed homes changing hands by 2014. Those resell at AED 1,194 to 2,299 a square foot, and what the money buys is the cheapest home in the district, a few minutes from Downtown: a one-bedroom for a median AED 1,200,000, a two-bedroom for AED 2,000,000. They are a decade and more old, and the register prices them as such.
The middle years, 2015 to 2021, filled the grid as the canal was cut — 29 buildings, Damac Maison Prive B, Elite Business Bay Residence and Noura Tower the busiest of them — and those resell at AED 1,289 to 4,044, a median AED 1,564. Most of the hotel-branded towers the register can price — 8 of 10 — are in this wave.
The wave since 2022 is where the district's dearest prices are: 42 buildings with a register, 40 of them already priced on resales, at AED 1,481 to 6,580 a square foot — a median 53% above the first towers. The Peninsula towers on the canal lead it as a group, a median AED 2,660 a foot across 7 ranked towers, +41% on the district. Part of that is the building: the finish, the pool deck, the canal in the window. Part is that the newest flats are smaller — a median one-bedroom of 829 square feet against 927 in the first towers, so the price of the home is closer than the price of the foot suggests. And 46 more towers the register knows only off-plan — 18,735 developer sales recorded and not one completed home yet sold on. Named on this page, and not priced until one is.
And the brand. Business Bay carries as many hotel operators' names on the register as any district in the city — only Downtown next door has as many, and one of them, Dorchester Collection Dubai, is the dearest tower in it. The median branded tower resells at AED 2,019 a foot against AED 1,752 for the towers without a name on them, a premium of 15% — against 53% between the first towers and the newest, and +41% for the Peninsula on the canal. The year a tower was built and the water in its window each move the foot more than the name on the door does; 5 of the 10 branded towers the register can price resell at or below the district's own median. What the brand does buy is a different kind of ownership — short lets and hotel services, a furnished unit — which trades on a different basis.
Every figure here is a registered transfer, not an advert. Prices are completed homes only — off-plan sales are priced to a developer’s launch schedule and would measure that instead — and each building is priced over the last twelve months where it traded enough, the last three years where it did not; the table says which. A building that traded too little even for that is named, and not ranked. The office towers are not here at all: this is the residential register.

Median resale price per square foot of completed homes, dearest first, for every residential tower in Business Bay the register can price. Each name opens the tower's own page — every recorded sale, sizes, the year it was handed over.
Dorchester Collection Dubai leads at AED 6,580 a square foot, on three years of resales — it trades rarely. Then Volante (AED 4,044), J One - 2 (AED 3,646) and UPSIDE Living (AED 3,094). At the foot of the table, Clayton Residency (AED 1,194) and Windsor Manor (AED 1,222). Rising most on the year before: Safeer Tower 1 (+33%), West Heights 5 (+13%) and Hamilton Tower (+13%).

A building with ten or more resales in the twelve months to 10 Sept 2026 is priced on those; one with fewer is priced over the last three years, marked “3 yrs”, and its figure is the older for it. “On the year before” compares the window with the same span before it. “Age” is the year the register first shows the building’s completed homes changing hands in earnest, where it can derive one, else the year of its first recorded sale. “Hotel-branded” is read off the name on the register — an operator’s name or the word Hotel in it. What a foot buys, band by band
95 towers is too many to read as a list. Cut at round numbers, the table becomes four markets: how many towers each holds, how much they trade, which names are the busiest in each, and what a home costs there.

A tower sits in the band its median resale price per square foot falls in, over its own window. Resales are summed over the towers in the band; the busiest are the five with the most resales in their windows, each opening its page. The studio, one-bedroom and two-bedroom figures are the median of the tower medians for that layout, over the last three years, so a band with few towers pricing a layout carries a rougher figure.
The cheapest band is mostly the first towers: 32 of them, a one-bedroom for a median AED 1,175,000 — the district's location at its lowest price, and a buyer who wants the address more than the lobby should start there. The top band is 13 towers, 6 of them Peninsula, and a one-bedroom there is a median AED 1,770,000 — 1.5 times the bottom band's. The two bands between hold most of the district, and most of the choosing: within either, the spread is about the tower — its finish, whether it faces the water or a construction site, how it has been run — and the layout table below is where that shows.

The district was built in waves, and the register dates each tower by the year its completed homes first changed hands in earnest. This is what it says about each wave — how many towers, how much they trade, and what a foot and a home cost in them.

A tower’s generation is the year the register first shows its completed homes changing hands in earnest (three or more resales making a quarter of the year’s sales), else its first recorded sale, so a tower that was slow to resell may sit a year later than its keys. Resales are summed over each ranked tower’s own window. The spread is of tower medians, not of homes; the one-bedroom price and size are the median of the tower medians for that layout.
The register prices each wave above the one before, and the gap between the first towers and the newest is 53% a foot — though the newest one-bedroom is 11% smaller, so the homes are closer in price than the feet are. Within any one generation the spread is about the tower — its finish, its outlook, how it has been run — and within the newest it is widest of all, AED 1,481 to 6,580 a foot. What the register cannot see is why: it records the sale, not the view or the service charge. The tower pages carry every recorded sale, and the area guide what to look at before the asking price — including the drive home at the hour you would actually make it.
The name on the door
The hotel-branded towers, against the rest
Business Bay carries as many hotel operators' names on its towers as any district in the city — flats sold by the unit and, in many of them, let by the night. The question a buyer asks is what the name is worth. The register's answer: about 15% a foot on the median tower — AED 2,019 against AED 1,752 for the rest, less than the year it was built is worth; 5 of the 10 it can price resell at or below the district's own foot of AED 1,886.

“Hotel-branded” is read off the name on the register only — an operator’s name or the word Hotel in it — so a serviced tower run under a plain name is not counted, and a tower that has since changed operator keeps the name it was registered under. “Against the district” is the tower’s median foot over the district’s twelve-month median. A branded unit is often sold furnished and let by the night through the operator, with a service charge to match, so its resale price is one part of a different sum; compare it with its own kind before comparing it with the tower next door.

The names that recur
By the name on the register
Business Bay was built by many developers at once, and several names recur — a series by one developer, or one estate in numbered towers. Grouped by the name the register gives them; where a series sits on price is usually a better guide to a new launch under the same name than the brochure is.
Grouped by the name on the register only — the numbered Peninsula, West Heights and East Heights towers, “by Binghatti”, “Damac” — which usually, though not always, means one developer or one estate. A name with no ranked tower is a series the register knows only off-plan so far; Binghatti has the most still to hand over, 11 towers. The spread is of tower medians.

Over the ninety days to 10 September, Peninsula Three and Peninsula Four accounted for 73 of the 501 completed homes sold in Business Bay, Peninsula Three above its usual pace and Peninsula Four new to resale.

Pace is this window against the tower’s own average ninety days over the year before; a tower with no earlier resales is new to the resale market — in Business Bay that is the newest wave, whose first year of resales is its busiest. A tower that registered in batches — a portfolio changing hands — is set aside, as on the area guide.

The towers the register knows only off-plan
46 towers in Business Bay have recorded sales and not one completed-home resale — 18,735 sales by the developer, and either not yet handed over or handed over too recently for anyone to have sold on. They are named so you know they exist; they are not priced, because an off-plan sale is priced to a launch schedule, not a market, and this page never blends the two.
Off-plan sales registered at the Land Department, most-sold first. The count is a measure of how much of the tower the developer has sold, not of demand on the open market, and a tower of a thousand units will show a thousand sales when a boutique block shows fifty. Each will join the ranking above the year its completed homes begin to change hands; its page prints its off-plan record now, kept apart from resales. To rent
What the rent register says, tower by tower
The Ejari register files a tenancy under its Land Department area, and Business Bay's is its own, so the district's figure is honest: 17,479 contracts in the year, a median AED 112 a square foot a year, +2% on the year before. On 60 towers it names the tower itself, and those rents — and the yield they make on the tower's own resale price — are below.
Across the district, a studio lets for a median AED 65,000 a year, a one-bedroom AED 87,000, a two-bedroom AED 125,000 — 10,420 of the 17,479 contracts were new leases, the rest renewals, which the index caps. Where the register names both the rent and the resale, the gross yield runs about 7.0% — highest in the first towers, where the foot is cheapest to buy: about 7.7% against 7.0% in the rest. What the Ejari register does not see is the short-let market: a furnished flat in a branded tower let by the night through its operator is not an annual tenancy, and is not here.
