Every building in Arjan the Dubai Land Department has a recorded sale for — 107 of them, 23,675 sales since 2009 — ranked by what buyers actually paid, priced layout by layout, and read generation by generation. No opinion, no adverts: the figure beside each name is the register’s, through 10 Sept 2026.

In Arjan, the newer the building, the dearer the foot
Most lists of the best buildings in Arjan are a tour of the newest launches. The register says the district was built in three waves, and it prices each above the last — so which is best depends on whether you are paying for the building or for the price.
The first blocks came up around the gardens — Siraj Tower, Lincoln Park A, La Fontana Di Trevi and Green Diamond 1 Tower A and others — and the register first shows their completed homes changing hands by 2018. Those resell at AED 589 to 1,281 a square foot, and what the money buys is the cheapest home in the district: a studio for a median AED 470,000, a one-bedroom for AED 670,000.
The middle years, 2019 to 2022, filled in the grid — 27 buildings, among them most of the Vincitore series — and those resell at AED 621 to 1,441, a median AED 1,196.
The wave since 2023 is where the district's dearest prices are: 33 buildings with a register, 31 of them already priced on resales, at AED 996 to 1,821 a square foot — a median 55% above the first blocks. Part of that is the building: newer finishes, bigger pools, the amenities a 2015 block was never sold on. Part is that the newest flats are smaller — a median one-bedroom of 764 square feet against 841 in the first blocks, so the price of the home is closer than the price of the foot suggests. And 33 more buildings the register knows only off-plan: sold by the developer, no completed home yet resold, no price here until one is.
Every figure here is a registered transfer, not an advert. Prices are completed homes only — off-plan sales are priced to a developer’s launch schedule and would measure that instead — and each building is priced over the last twelve months where it traded enough, the last three years where it did not; the table says which. A building that traded too little even for that is named, and not ranked.

Oxford Gardens leads at AED 1,821 a square foot. Then Beverly Boulevard (AED 1,761), Arbor View (AED 1,713) and Torino by ORO24 - 5 (AED 1,711). At the foot of the table, Platinum One (AED 589) and Evershine Gardens (AED 621). Rising most on the year before: Torino by ORO24 - 1 (+20%), Samana Greens (+16%) and Floarea Residence (+15%).

The district was built in waves, and the register dates each building by the year its completed homes first changed hands in earnest. This is what it says about each wave — how many buildings, how much they trade, and what a foot and a home cost in them.

A building’s generation is the year the register first shows its completed homes changing hands in earnest (three or more resales making a quarter of the year’s sales), else its first recorded sale, so a block that was slow to resell may sit a year later than its keys. Resales are summed over each ranked building’s own window. The spread is of building medians, not of homes; the studio and one-bedroom figures are the median of the building medians for that layout.
The ladder is the whole story of the district: the register prices each wave above the one before, and the gap between the first blocks and the newest is 55% a foot. Within any one generation the spread is about the building — its finish, its parking, how it has been run — and the layout table below is where that shows. What the register cannot see is why: it records the sale, not the pool or the service charge. The building pages carry every recorded sale, and the area guide what to look at before the asking price.
The names that recur
By the name on the register
Arjan was built by many developers at once, and several names recur — a series by one developer, or one estate in numbered blocks. Grouped by the name the register gives them; where a series sits on price is usually a better guide to a new launch under the same name than the brochure is.
Grouped by the name on the register only — “by Danube”, “Vincitore”, the numbered Torino and Lincoln Park blocks — which usually, though not always, means one developer or one estate. A name with no ranked building is a series the register knows only off-plan so far. The spread is of building medians.

On 38 buildings it names the building itself, and those rents — and the yield they make on the building's own resale price — are below.
Across the district, a studio lets for a median AED 45,873 a year, a one-bedroom AED 65,000, a two-bedroom AED 90,000 — 6,682 of the 13,210 contracts were new leases, the rest renewals, which the index caps. Yield is gross — the building’s median rent per square foot a year over its own median resale price per square foot, before service charges and empty months; a dash is a building the sale register cannot yet price. A figure far above its neighbours is usually a serviced or hotel block, let by the night and sold by the unit, which trades on a different basis — know which kind a building is before comparing.
