The best buildings in Jumeirah Village Circle
Every residential building in JVC the Land Department has a recorded sale for — 396 of them, 82,268 sales since 2009, more than any district in the city — ranked by what buyers actually paid, priced layout by layout, the townhouse clusters of the inner ring read apart from the towers, and, because the rent register files the circle under an area that is its own, priced to let as well as to buy. No opinion, no adverts: the figure beside each name is the register’s, through 11 Sept 2026.

Nine years going backwards, then doubled in six
Most lists of the best buildings here are a walk past the newest towers. The register's first reading is about time: what the circle's price did for a decade, what it has done since, and what that says about buying a building that is not yet built. Its second is that the district is 396 buildings and the spread between them runs to 4.0 times, top to bottom — so which building is "best" is a question the register answers building by building, and this page does.
The line of the price, read from 2011, the first year the circle resold completed homes by the hundred: a median AED 760 a square foot in 2011, up to AED 903 in 2017, and AED 632 in 2020 — 17% below where it had started nine years earlier, 30% off the 2017 peak. Then it doubled in six years: AED 1,312 in the twelve months to 11 Sept 2026, +108% on 2020 and +45% on the old peak. It is still climbing on the window — +6% on the twelve months before — though 2026's line so far, AED 1,282, sits 0% on 2025's AED 1,283: whether that is a top or a rest is the year's question, and the register will say. A buyer who bought in 2020 has doubled their money a foot; one who bought at the 2017 peak waited six years, to 2023, to see it back.
The second reading is that the circle is being built a second time, and the register measures the wave. 64% of every sale ever recorded here — 52,902 of 82,268 — was a developer's, not a resale. 2024 alone registered 12,195 off-plan sales, more than the circle's first twelve years (2009–2020, 10,960) put together. 120 towers have sold and not one has resold a completed home — 59% as many as are ranked on this page; they are named at the foot of it. And the wave is priced above the ground it lands on: in the same twelve months the 7,952 off-plan sales were at a median AED 1,578 a foot against AED 1,312 for a completed home — a fifth more (+20%) for a flat that does not exist yet. A buyer of a finished home here is buying at a discount to the launch next door, and this page is the finished homes.
The third is the spread. Binghatti Royale (AED 2,393) to Siena 1 (AED 601), 4.0 times top to bottom, in one district — and 150% inside Binghatti's own 30 priced buildings. Even two towers on one plot from one developer sit 27% apart (Rokane: Rokane G25 (AED 1,495) against Rokane G22 (AED 1,179)), the pairs a median 7% apart. Nakheel drew the circle and sold its plots to dozens of developers rather than building it, and the register carries no developer's name — so a family here is a name that recurs, and the buildings inside it are priced one by one. The area guide's rule is the register's: the building is the decision, the postcode only sets the frame.
Every figure here is a registered transfer, not an advert. Prices are completed homes only — off-plan sales are priced to a developer’s launch schedule and would measure that instead — and each building is priced over the last twelve months where it traded enough, the last three years where it did not; the table says which. A building that traded too little even for that is named, and not ranked. The townhouse clusters the register files as buildings are told from the towers by what they sold, not by their names, and read apart: a villa a foot is not a flat a foot. The area guide reads the district as a place; this page reads its buildings.

Ranked by what buyers paid
Median resale price per square foot of completed homes, dearest first, for every apartment building in Jumeirah Village Circle the register can price. Each name opens the building's own page — every recorded sale, sizes, the year it was handed over.
Binghatti Royale leads at AED 2,393 a square foot — a median home AED 1,978,749, a tower handed over in 2025. Then Dawn by Binghatti (AED 2,336), Oxford 212 (AED 1,888) and Oakley Square Residence Block A (AED 1,786). Nine of the top ten handed over in 2023 or later, one in the years before: in the circle the newest building is the dearest, and the first decade is the floor. At the foot, Siena 1 (AED 601) — 4.0 times apart, top to bottom, in one district. The building the register knows best is The Manhattan Tower, 533 completed homes resold since 2009, at AED 828 a foot in its window. Rising most on the year before: May Residence 2 (+37%), National Bonds Residence (+36%) and H Three by Aurora (+33%).

Completed homes resold and registered at the Land Department, off-plan left out. A building with ten or more resales in the twelve months to 11 Sept 2026 is priced on those; one with fewer is priced over the last three years, marked “3 yrs”, and its figure is the older for it — 77 of the 204 are. “On the year before” compares the window with the same span before it. “Age” is the handover year where the register can derive one, else the year of its first recorded sale — the first buildings predate the register, so their first sale is a floor on their age, not the age itself. “Family” is a name that recurs — a developer’s across the circle, or one plot’s numbered set; the caveat under the families says which is which. A building is ranked on its flats: the register’s own property type tells a flat from a townhouse, and Ashton Park (1 townhouse resales beside 12 flats over six years), Autumn 1 (68 townhouse resales beside 95 flats over six years), Hyati Residences (8 townhouse resales beside 75 flats over six years) and Summer 2 (33 townhouse resales beside 102 flats over six years) hold both and are priced on the flats alone. Set aside, a portfolio changing hands: AKA Residence (135 of its 218 resales registered on 21 Jul 2025), Golden Homes Building (41 of its 72 resales registered on 29 Jul 2026), Serenity Lakes 5 (12 of its 24 resales registered on 16 Oct 2025) and Taraf 1 Residence (52 of its 83 resales registered on 14 Sept 2023). Set aside on the community report's ninety-day measure, which catches a batch spread over a few days: Plaza Residences 2 (17 on five days, a window median of AED 1,033), Dune Residency (40 on nine days, a window median of AED 736) and Regent Court (20 on three days, a window median of AED 552) — each is priced on its own page, with the batch visible in its sales. Named but not ranked, having traded too little for a window: 10 buildings, below. 19 pages under the district have no recorded sale of a home and are left out of every count here.

The inner ring
55 townhouse clusters the register files as buildings
Nakheel drew the circle as a ring of villas and townhouses around parks with the apartment plots on the outer rings, and the register files the inner ring's clusters as buildings beside the towers — 55 of them here, told apart from the towers by what they sold, not by their names. They are read on their own: a townhouse a foot is not a flat a foot, and a table that mixed them would rank a garden above every tower.
5 of the 55 clusters traded enough to price, at a median AED 1,898 a square foot across their medians — +58% on the towers' median of AED 1,199, from Mulberry Park (AED 1,964) to Las Casas (AED 1,817). A three-bedroom townhouse is a median AED 2,765,000 on 1,400 square feet over the last three years, against AED 1,712,230 on 1,745 for a three-bedroom flat in the towers — more money for the garden and the door. The clusters come in sets, as the towers do — Indigo Ville (8), Mirabella (7), Diamond Views (6), Shamal (4) and Westar (4) and more — on the register since 2009, the circle's first phases, and most resell a handful of homes a year: 50 traded too little for a window and are named, not priced. A buyer here is choosing the street first and the house second; the register prices the street.

The same rule as the towers: completed homes only, ten resales in twelve months else ten in three years, and a cluster that traded too little for a window is named and not priced, its lifetime resales in the count. A cluster is one whose recorded resales are mostly villas or townhouses by the register’s own property type; a block that holds a few townhouses beside its flats stays a tower above. The layout columns are the median price of each over the last three years, five sales to quote. The area guide reads the inner ring as a place.
The names that recur
One name on 35 buildings: the brands, and the pairs
43 names on the register here cover 173 buildings between them. In most districts a family is one developer's set on one plot. In the circle it is mostly a developer's name on plots all over the district — the register carries no developer, so the name is the only trace of one — and the spread inside a name is the fairest measure of how little the name decides. The pairs, two towers on one plot handed over together, are where the register can hold everything still but the view.
A name marked “brand” is a developer’s, grouped across the circle by the page’s own rule — the register carries no developer, so the set is a reading of the names, and a building a developer did not put its name on is not in it. Every other family is a name the register repeats with a number, a letter, a compass point or a series after it. A building printed faint is on the register and not priced — sold off-plan only, too quiet for a window, or set aside as a portfolio transfer. A few sets the register spells inconsistently are read as one by rule: the Tuscan Residences’ Siena and Florence blocks, which it spells three ways; Emirates Gardens’ six lettered blocks; the Sandoval Gardens pair; Pantheon’s Elysee towers, one of which drops the Pantheon; the Autograph’s series; the Orchard Place towers; Luma 22 and its west tower. “First on the register” is the earliest handover the register can derive across the set, else its first sale; “still to come” counts the set’s buildings with no completed resale yet. Resales are summed over each ranked building’s own window; the spread is of building medians; “against the district” is the median of those medians over the district’s AED 1,312.
Binghatti is the name on 35 buildings here — more than any family on any district page on this site, and 5 of them still to resell a completed home. The 30 the register can price run from Binghatti Royale (AED 2,393) to Binghatti Gems (AED 956), 150% top to bottom, a median +7% on the district; four of the top ten on the ranking carry the name. The other brands read the same way: Danube (9, AED 1,544–1,611), Belgravia (8, AED 1,295–1,617), Oxford (7, AED 1,444–1,888) and Bloom (5, AED 1,228–1,578). One name is not one price. What the spread inside a name measures is everything the name does not decide — the plot, the year, the floor, what the window faces — which in the circle is most of it.
The pairs are the page's cleanest instrument. 22 sets here are two towers on one plot from one developer, both priced — so the register holds the developer, the decade, the plot and the finish still, and what is left is the view and the floor plan. The pairs sit a median 7% apart. The widest is Rokane: Rokane G25 (AED 1,495) against Rokane G22 (AED 1,179), 27% between two towers on one plot. The closest is Summer, 1% apart — Summer 1 (AED 886) and Summer 2 (AED 876) — two towers the market reads as one. The numbered sets of the first decade — Emirates Gardens (6), Tuscan Residences (4), Arezzo (2) and Autumn (2) — are the other kind of family, blocks on one plan handed over together, and the spread inside them is a floor and a park view, not a building. Before paying a premium for a name, ask which tower of the pair the flat is in and what it looks at; the register says the answer is worth up to 27% here.
Three generations
The first JVC, the mid-rise years, and the tower wave since 2023
The circle was built in three waves, and the register reads them apart: the Nakheel-era blocks and the inner ring's townhouses on the register by 2014, the mid-rise years that filled the plots to 2022, and the towers that have handed over since — most of them straight to the top of the ranking, and more of them still to come than in either wave before.

A building’s generation is the year the register first shows its completed homes changing hands — its derived handover, else its first recorded sale. Towers only; the townhouse clusters are read above. A building with no completed resale is in no generation; the towers still to come are below. The median is of building medians, so no one building speaks for its generation. The home priced beside is the median price and size of a one-bedroom across the generation’s priced buildings, over the last three years.
17% of the towers with a resale are first-generation buildings — Emirates Gardens, Diamond Views, the Tuscan Residences, the Seasons, the Manhattan Tower and their contemporaries: a median AED 806 a foot, spread from AED 601 to 1,038. The mid-rise years added 75 buildings at a median AED 1,047, +30% on the first. The towers since 2023 are the top of the table, +75% on the first generation a foot — and part of the reason is in the home column: they are towers of smaller flats (a one-bedroom of 793 square feet against 951), and a small flat fetches more a foot. By the home the gap is +49% — AED 1,029,439 against 690,000 — which is the honest measure of what new buys here.
By layout
What a home costs, building by building
The median price of each layout in each tower over the last three years, with the size of a one-bedroom beside it — the district's most-traded layout, and the table a buyer with a layout in mind actually wants. The townhouse clusters' layouts are in their own table above.
The circle is a market of small flats, and the small flat is the dear one a foot: a studio across the district fetched a median AED 1,281 a square foot over the last three years against AED 1,168 for a one-bedroom and AED 1,117 for a two-bedroom — 10% more a foot for the smallest home, on 433 square feet. By the home it runs the other way: a studio a median AED 560,000, a one-bedroom AED 900,000, a two-bedroom AED 1,411,728. An investor buying by the foot and a family buying by the room are reading the same table from opposite ends.

Completed-home sales registered between 13 Jun 2026 and 11 Sept 2026, five or more to rank — 946 across the circle, more than any district in the city. Pace is this window against the building’s own average ninety days over the year before; a building with no earlier resales is new to the resale market — a tower that has just handed over arrives here at once, at many times a pace it has not yet had. A building that registered in batches — a portfolio changing hands — is set aside, as on the area guide: Golden Homes Building (72 on three days), Dune Residency (40 on nine days), Regent Court (20 on three days) and Plaza Residences 2 (17 on five days). The circle is where that rule was written.
Still to come
The towers the register knows only off-plan
120 buildings in the circle have recorded sales and not one completed-home resale — 23,723 sales by developers between them, more towers in the pipeline than most districts have buildings. They are named so you know they exist; they are not priced, because an off-plan sale is priced to a launch schedule, not a market, and this page never blends the two.
2024 registered 12,195 off-plan sales in the circle — more than its first twelve years put together — and the plots along the outer ring and the main roads are what they were spent on. The names above recur below: Danube (7), Binghatti (5), Samana (5), The Orchard Place (4) and Maison Elysee (3) and more. 113 of these towers reached the register in 2023 or later — Binghatti Circle the most sold, at 774. Every one was sold at a premium to the completed homes around it (+20% a foot in the window, district-wide); whether the premium holds is decided on the day its first completed flat resells, and that is the day it joins the ranking above, as Binghatti Apex did this year.
Off-plan sales registered at the Land Department, most-sold first. The count is a measure of how much of the tower the developer has sold, not of demand on the open market, and a tower of a thousand units will show a thousand sales when a boutique block shows fifty. Each tower’s page prints its off-plan record now, kept apart from resales. To rent
What the rent register says, building by building
The Ejari register files a tenancy under its Land Department area, and the circle's — Al Barsha South Fourth — is its own, so the district's figure is honest: 29,531 contracts in the year, a median AED 92 a square foot a year, +5% on the year before — the deepest letting market of any district on this site. On 145 buildings it names the building itself, and those rents — and the yield they make on the building's own resale price — are below.
Across the district, a studio lets for a median AED 48,000 a year, a one-bedroom AED 70,000, a two-bedroom AED 95,000, a three-bedroom AED 150,000 — 18,824 of the 29,531 contracts were new leases, the rest renewals, which the index caps. Set against what the same layouts sold for, that is a gross yield of 7.6% on a studio, 6.8% on a one-bedroom, 6.7% on a two-bedroom and 4.9% on a three-bedroom — the smaller the flat, the higher the return, and the return is what has made the circle the investors' district: a tenant pays AED 92 a foot a year on a home the last buyer paid AED 1,312 a foot for. Building by building, where the register names both the rent and the resale, the median runs about 7.9%. The dearest building to let a foot is Oxford 212, at AED 134 a square foot a year; the most let is Ghalia Tower, 491 contracts in the year.

Does JVC have a metro station?
No. There is no Metro station in the circle; the nearest are on the Red Line along Sheikh Zayed Road, a short drive away, and buses run through the community to reach them.
