Developers in Dubai

Who are the top real estate developers in Dubai?

Emaar, Nakheel and DAMAC — then Meraas, Sobha, Omniyat, Binghatti, Azizi, Danube and Ellington. The ten names behind the city — who each one is, what it is known for, and what has made it successful.

The short answer

Emaar, Nakheel and DAMAC — then Meraas, Sobha, Omniyat, Binghatti, Azizi, Danube and Ellington. Emaar and Nakheel built the city’s landmarks and its islands; DAMAC brought branded residences and long payment plans; the other seven each own a corner of the market, from Omniyat’s ultra-luxury to Danube’s 1% plan. Which is right for you depends less on the name than on the project — where it is, what it costs and how you pay for it.

The ten

Dubai’s top developers, and what made them

In the order of the mark each has left on the city — our judgement, after more than a decade selling what they build.

    Emaar logo

    The city-maker

    Emaarsince 1997

Founded by Mohamed Alabbar in 1997, Emaar built the Dubai most of the world pictures: Burj Khalifa, The Dubai Mall and the Downtown around them, and before that the first towers of Dubai Marina. It builds whole communities rather than single buildings, and keeps owning and running much of what surrounds them.

Master planning at scale. An Emaar community arrives with its schools, shops and roads drawn in from the first sketch, which is why its addresses are the ones buyers ask for by name.

    Nakheel logo

    The island-maker

    Nakheel

Nakheel made land where there was sea: Palm Jumeirah, the island that put Dubai on the world’s maps, and then The World. Inland it built some of the city’s most settled villa and townhouse communities. Since 2024 it has been part of Dubai Holding, alongside Meraas.

Addresses no one else can sell. As master developer of the city’s islands, Nakheel holds some of the scarcest land in Dubai — Palm Jebel Ali is the next of it.

    DAMAC logo

    The branded-residence pioneer

    DAMACsince 2002

Hussain Sajwani founded DAMAC in 2002 and made its name by putting famous names on the door — Cavalli, Paramount and de GRISOGONO among them. Its own master communities, DAMAC Hills around the Trump International Golf Club, DAMAC Hills 2 and DAMAC Lagoons, sell to a much wider market.

Momentum. DAMAC launches often, sells on long instalment plans and lends its towers famous names, which keeps it in front of buyers in every cycle.

    Meraas logo

    The destination-maker

    Meraassince 2007

Meraas builds places people go to as much as places people live: City Walk, Bluewaters, La Mer. Its homes sit inside those destinations — at Port de La Mer, on Bluewaters and on Jumeirah Bay island — and it is Emaar’s partner in Dubai Hills Estate. Like Nakheel, it is now part of Dubai Holding.

The neighbourhood is the product. A Meraas home comes with a front door onto somewhere the rest of the city already visits.

    Sobha Realty logo

    The craftsman

    Sobha Realtysince 1976

PNC Menon founded Sobha in Oman in 1976 as an interiors firm, and it still builds that way: design, construction, glazing, joinery and furniture are made in-house rather than bought in. Its Dubai flagship is Sobha Hartland, a green, school-anchored community in Mohammed Bin Rashid City.

Control of every trade. Doing the whole build itself is why Sobha’s finish is the one others are measured against.

    The ultra-luxury specialist

    Omniyatsince 2005

Mahdi Amjad founded Omniyat in 2005 to build few buildings, each a landmark: The Opus by Zaha Hadid in Business Bay, One at Palm Jumeirah, and The Lana with the Dorchester Collection. It builds for the very top of the market, where the architecture is the address.

Rarity. Omniyat releases a handful of residences at a time, with names like Zaha Hadid and Foster + Partners on the drawings.

    Binghatti logo

    The fastest builder

    Binghattisince 2008

Binghatti began in 2008 as a family construction business and now designs everything it builds in-house, under chairman Muhammad BinGhatti, an architect — the patterned façades are its signature. It has partnered with Bugatti, Mercedes-Benz and Jacob & Co, and builds across Jumeirah Village Circle, Business Bay and Downtown.

Speed. A contractor before it was a developer, Binghatti builds fast — the Land Department named it its fastest developer in 2022.

    Azizi logo

    The investor’s developer

    Azizisince 2007

Mirwais Azizi founded Azizi Developments in 2007, and it builds at scale for buyers after a first or second investment home — studios and one-bedrooms across Al Furjan and Meydan, and Azizi Venice in Dubai South. It is also building Burj Azizi on Sheikh Zayed Road, planned as the world’s second-tallest tower.

Volume at an accessible price: homes sized and priced for investors, built at a scale few developers match.

    The 1% plan

    Danube Propertiessince 2014

Danube Properties is the property arm of Rizwan Sajan’s Danube Group, the building-materials business, and launched in 2014. It made its name with the 1% payment plan — a deposit, then 1% of the price a month — which opened off-plan to first-time buyers without a mortgage. Its towers line Arjan and Al Furjan.

Ownership within reach. Small monthly steps, and amenities other developers keep for luxury towers, as standard.

    Ellington logo

    The design house

    Ellingtonsince 2014

Ellington was founded in 2014 by a team that included Robert Booth, formerly head of real estate at Emaar. It builds boutique, design-led residences — smaller buildings, more attention to the interiors — in Jumeirah Village Circle, Downtown, Dubai Hills and Mohammed Bin Rashid City.

Interiors first. Ellington is the developer buyers choose when how a home feels matters more than how many amenities it lists.

Questions

Common questions

Which developers in Dubai are the most reliable?

The ones with a long record of finished communities that people still want to live in — Emaar, Nakheel and Meraas above all, with Sobha known for the finish of what it hands over. Reliability is something you can check rather than take on trust: how many projects a developer has completed, whether its last handovers came on time (ask owners in its finished buildings), and how far along its current project is, which the Land Department’s Dubai REST app shows for every registered project.

Emaar or DAMAC: which is the better developer?

Both have long records of finished homes, and they suit different buyers. Emaar builds master communities — Downtown Dubai, Dubai Hills Estate, Arabian Ranches — whose schools, shops and roads are planned from the start, and its homes are bought for the address. DAMAC sells on brand partnerships and long payment plans, often at a lower entry price, in communities like DAMAC Hills and DAMAC Lagoons. Which is better for you is the project and the price.

Can I find out if a developer handed over late?

Not reliably from public records for a finished project: the end date on the register is moved to the day the project completed. What the Land Department’s Dubai REST app shows is a live project’s registered completion date and how far along it is. For a developer’s history, ask owners in its finished buildings, and read the handover date — and what happens if it is missed — in your own contract.

How do I check a developer before buying off-plan?

Every off-plan project must be registered with RERA and have an escrow account before a single unit is sold (Law No. 8 of 2007); your payments go into that account and are released to the developer only against certified construction. Ask for the project’s registration number and look it up in the Land Department’s Dubai REST app, which shows its status and percentage complete. Look at what the developer has finished, and after you sign, check that the sale is registered on Oqood.

Buying before the home is built, against buying one finished, is off-plan against resale; the interim register an off-plan sale goes on is Oqood; the day the developer hands over is snagging and handover. To go straight to what is on the market, start with property for sale.
