Palm Jebel Ali

Palm Jebel Ali is the second palm, reclaimed off the coast at Jebel Ali years ago, left to wait through a slump, and relaunched by its master developer with a new plan of fronds, villas and beaches on a larger scale than the first. It is, for now, an off-plan market almost entirely, and the guide below is about what is being sold rather than what stands.

The place

The island lies off the coast at Jebel Ali beyond the port, reached by a road from Sheikh Zayed Road, with the free zone and the Marina's approaches on the mainland and the first Palm up the coast. The plan is the first Palm's on a grander scale: a trunk, fronds of villas with a beach behind every house, a crescent of resorts. The first fronds' villas have been launched and are being built; the island's roads and infrastructure are being laid with them.

What you get

Villas on the fronds in the developer's collections, from family houses to very large beach-front homes, sold off-plan with handover dates some years out; and, in the plan, apartments on the trunk and resorts on the crescent to follow. Nothing on the island is yet lived in.

Who it suits

Buyers who want a beach-front villa at a price below the first Palm's and will wait for it. Investors taking the long view on the coast, of whom there are many. Buyers from abroad for whom the name does the work.

It suits people less well who want to move in, who need a school or a shop within reach, or who mind that the plan has changed before.

Buying and renting here

The register here is a record of off-plan resales, filed against the plots, and this page reads them as the villa sales they are while keeping them apart from finished sales, of which there are none yet. Buyers should know the handover date, the payment plan remaining and the developer's record on the first Palm. There is no letting market until the houses stand.
