The Dubai property price index from the Land Department’s own register: the median price of a square foot of completed home resold in each year since 1998, set so that 2020 reads 100 — then the same reading for every community, and for every apartment tower with enough resales to measure. Every year the register holds a hundred or more completed resales, the median price per square foot over them, and that median as a share of 2020's. The chart begins at 2013, the first year the register holds 30,000 completed resales; the table has the whole run.

2020 was the bottom of the cycle: the median fell from AED 991 a foot in 2014 to AED 719, and stands at AED 1,432 so far in 2026+99%, an index of 199. What a dirham bought at each year’s median is worth today, and the deepest fall on the way, is on property investment in Dubai.

Completed-home resales registered at the Dubai Land Department, every residential property type, through 11 Sept 2026; a year appears once it holds a hundred of them, and 2026 runs to that date. Off-plan sales are counted beside the resales and never blended into the median: a launch price is a developer’s schedule, not a market. The years before 2013 are printed faint because they record a city being built rather than traded — the median rose through 2009 and 2010, when Dubai’s prices are widely reported to have fallen by around half, because the homes changing hands changed faster than their prices did — so the index is fit to read from 2013. A city median also moves with what sold as well as with what it sold for; the community and tower tables below are the same reading with less of that in it.

Each community’s figure is the one on its own report page: the median price per square foot of completed resales registered in the calendar year, across every building and villa project in it, with a year printed only where it holds 20 of them and a dash where 2015 does not. 2026 runs to 11 Sept 2026. The change is between two medians, and a community’s median moves as its mix does — a district that handed over its cheaper towers after 2020 reads lower than its towers do one by one, which is what the tower table below is for. The median community here is +93%.

The median tower went from AED 799 a foot to AED 1,393, +81%. Bluewaters Residences Building 2 led at +182%.

Completed apartment resales only — off-plan is never blended in, and villa projects are priced on villas in Dubai instead — read from the register on 11 Sept 2026 with the site’s own exclusions applied (a transfer recorded at a fraction of what the building trades for is not a price a buyer paid). The floor of ten resales in each window is why the pool is 171 and not four thousand: half of Dubai’s buildings sold fewer than a dozen homes last year. A tower whose first completed sales fell in 2020 is left out on purpose — that is its handover year, first owners taking title at prices agreed when they bought off-plan, not a market to index from. The figure in brackets beside each price is the number of resales behind it; ten is a thin median, and a fall of half in a small tower usually means the tower sold a different thing in 2020 than it sells now. Each links its own page, where the year series shows whether a move is one year or a slide. The dearest towers today, by the foot, are on the best residential buildings in Dubai.

How to read an index

Four rules, so the number means what it says

A median of what buyers paid

Every figure is the median price per square foot of completed homes whose transfer the Land Department registered that year — not asking prices, not valuations, not our estimate. A median, not an average, so one penthouse cannot move the year. The price of a square foot, not of a home, because a foot is the same size in 2020 as it is now and a home is not.

Off-plan is kept apart

A launch is a developer’s schedule, priced years before the keys exist. Blend it into a year’s median and the index tracks what launched, not what prices did — Dubai Marina read as a 13% fall in a year it rose 10% when the two were averaged. Off-plan is counted in its own column and never in the index.

A thin year is a thin year

The city needs a hundred resales for a year to print, a community 20, a tower ten; below that a median is a handful of sales wearing a number. The count is printed beside every figure on this page so you can see how much is behind it, and a year that does not clear the floor is a dash, not a guess.

Rebased to 2020 = 100

An index is a series divided by one year of itself. 2020 is the base here because it was the bottom of the last cycle and the year the current rise began, so every reading says how far the market has come from the low. Rebase it to any other year by dividing: an index of 129 in 2013 and 199 now means a 2013 buyer is up 54%, not 99%.

What was the Dubai property price in 2020?

The median completed home resold in 2020 at AED 719 a square foot, on 13,547 such resales registered that year — the lowest year of the register's readable path, which is why this index reads 100 there: everything since is measured from the bottom of the cycle. The register records no single "Dubai price": a home's price moves with its size and its address, so the comparable figure across years is the price of a square foot, and that is what the index carries. By community the 2020 column of the table on this page gives the same figure for each — The Springs at AED 580, Mirdif at AED 991 — and every building page on the site carries its own 2020 year.

Is there a Dubai house price index?

Several are published — by consultancies, portals and banks, and the Land Department publishes its own transaction register openly — and every one we have seen stops at the city or the area. This page is an index read from that register at three grains: the city by year, every community by year, and every apartment tower's change since 2020, because the register names the tower on every apartment sale it holds. It is a median of what buyers actually paid at transfer, never an asking price or a valuation, and it is rebased so that 2020 reads 100.

Where these numbers come from. Every figure on this page is drawn from the Dubai Land Department’s transaction register, read directly from the Dubai Data Exchange. It is what buyers actually paid, recorded at transfer — not asking prices, not valuations, not our own estimates. Mortgage registrations, gift transfers, rent-to-own contracts and developers’ own filings are all excluded; none of them is a price a buyer paid. Medians are used rather than averages so one unusual sale cannot move the number. Data through 11 Sept 2026.
