Mudon is Dubai Properties' villa and townhouse community on Al Qudra Road between Arabian Ranches 2 and Town Square, built around a large central park with a running loop, and one of the more settled of the desert-side communities. It offers the Ranches' way of life at a lower price, with the same drive, and its later phases have kept it among the busier townhouse markets in the belt.
The community lies on Al Qudra Road with Arabian Ranches 2 on one side, Town Square and Remraam on another and the desert behind. Its named neighbourhoods of villas and townhouses surround the central park, with pools and small parks in each, a community centre carrying the supermarket and the cafes, and a school at its edge. The earlier neighbourhoods are green and settled; the later phases are handing over.
Villas in the developer's original layouts in the earlier neighbourhoods, townhouses in the later ones, and nothing taller. Finish is consistent within each phase; position on the park or a quiet loop decides the rest.
Families who want a villa or townhouse with a garden and a large park, near the Ranches' schools, at a price below the Ranches. Tenants for the same reason. Buyers who want an established community rather than a plan.
It suits people less well who work in the centre, who need public transport, or who want an apartment.
The community's uniform stock gives the register a clean record, and the tables on this page show what each layout has actually fetched, neighbourhood by neighbourhood. Off-plan resales in the later phases are kept apart from finished sales. The register files a house sold with its plot against the plot, and this page reads those sales correctly. For tenants, the official index caps a renewal while a new lease follows the market.
