The recorded register
Dubai property prices
Dubai property prices as the Land Department recorded them: every residential sale registered since 1997 — 1,107,326 of them — read back as one figure per community and one per building. Not asking prices: what buyers actually paid.
Are prices going down? Not so far — they have levelled off. Read the verdict →
Valuable insights at your fingertips
Look up a building or community
Type a name to open its report: what every home there sold for, year by year, from the Land Department’s register. Free to use — no strings attached.
Not sure of the spelling? Every building with a report is listed on buildings in Dubai, A to Z, by first letter, with its community and its recorded sales beside it.
Working out what yours is worth? Sell property in Dubai is how to read your building’s report as a price, what selling costs, and how the sale runs. Buying to let? Property investment in Dubai reads this register as a return: the yield against the rent register, what a dirham did year by year, and the fall on the way.
Price, year by year
Twenty-five years of the Dubai property market
Completed resales only — off-plan is counted separately, because the mix of launches moves a blended median more than prices do. A year appears once it holds at least 100 recorded resales, and 2026 runs to the date above. The same series as an index — rebased to 2020 = 100, with every community’s price by year and the towers that rose most since 2020 — is the Dubai property price index. Who is launching what — every developer ranked by RERA’s project register, with what each has built, has on site and has not yet started — is on real estate developers in Dubai. What the register recorded in a single month — the count against a year earlier, the off-plan split, the busiest and dearest communities and towers, the record sale — is the monthly note, most recently September 2026, with every month since 2010 in Dubai real estate news, month by month.

What Dubai actually sells for
Communities
Every community, ranked by what it sells for
80 of Dubai’s 123 communities have enough recorded resales in the last twelve months to carry a median. The rest still have a report — measured over a longer window. Each community also has an area guide, the same registers read as a place to live. The two ends of this table are pages of their own — the most expensive areas, with the dearest building in each and what a villa and a flat cost there, and the cheapest.

The dearest buildings change hands a few dozen times in two years. The busiest turn over that many in a month — most of them newly handed over, their first owners selling on. Completed homes only, by the date the Dubai Land Department registered the transfer: the ninety days to 19 Oct 2026, each building against its own average ninety days over the year before. One building per community on the left, or the list would be seven Bluewaters addresses in a row — the full league, fifty deep with every district’s dearest beneath it, is on the best residential buildings in Dubai, and the single dearest sales on the register — the record homes, this year’s and every year’s since 2015 — on the most expensive homes sold in Dubai, and every tower that handed over this year and last, with what its first resales fetched against the off-plan price, is on new buildings in Dubai, and every sale of each recent day, dearest first, each row linking its building’s page, is on Dubai property transactions. 7 buildings that registered a portfolio in one go — one buyer, not a market — are left out on the right and named on their community pages.
Recorded rents
What each community rents for
103 communities with a hundred or more tenancies registered with Ejari in the last twelve months, ranked by rent per square foot a year. Each links to its rental report — median rents by layout, new leases against renewals, and gross yield against the sale register.

Median annual rents. The rental register records the area a home sits in, not the building, so a community’s figures are its DLD area’s — Dubai Marina, JBR and Dubai Harbour share one. Each report says which area it read. Set against the sale register, area by area and tower by tower, the same contracts become rental yields in Dubai, and what each community’s rent did on the year before, with a new lease kept apart from a renewal, is on Dubai rent prices.
How it is measured
The rules, so you can argue with the number
A sale is what a buyer paid
Every figure comes from the Dubai Land Department’s registered transactions. We exclude lease-to-own conversions, developer registration filings, and transfers recorded at a fraction of what the building trades for — they carry a price, but nobody bought a home at it that day. That is 5.5% of all rows, and enough to move a building’s median by five per cent.
Off-plan is never blended in
A community sells completed homes and launches at once, at very different prices. Averaged together, Dubai Marina reads as a 13% fall in a year it rose 10% — the number tracks launch schedules, not prices. Headlines are resales; off-plan is shown beside them, labelled.
The window says how long it is
Twelve months where there are enough sales to mean something, three years where there are not, and the whole record for a quiet building — always labelled, with the date of the last recorded sale. Half of Dubai’s buildings sold fewer than twelve homes last year.
