Living in Nad Al Sheba
Nad Al Sheba is the quiet district behind the racecourse. Most of it is Emirati neighbourhoods of large family villas on wide streets, laid out by the government over decades, and most of the people who search for it are looking for the cycle park, the sports complex or the racing. But the district also holds two freehold villa communities that anyone can buy into, and they are the reason it has a page here: settled family houses ten minutes from Downtown, in a part of the city that has kept its low roofs and its space. Nad is a rise of firm ground in the Gulf's Arabic, a low hill in the sand; who or what Al Sheba was is not recorded, though the city's other Nads are named for people.
The place
The district lies between Meydan and the creek's inland reaches, with Ras Al Khor and the wildlife sanctuary on one side and the Al Ain road on the other. Its numbered neighbourhoods are the Emirati residential quarters, with mosques, schools and small shops on their corners. The cycle park, with its long loop of lit track, sits at its centre and draws riders from across the city before dawn.
What you get
Villas and townhouses, and nothing taller. In the Nakheel community, houses in a few standard layouts and styles, now mature, with gardens and shared pools. In the newer community, plots on which owners have built to their own designs alongside the developer's townhouses, so the streets are less uniform and the houses larger. The Emirati neighbourhoods around them are not for sale to most buyers and set the district's tone: big houses, wide roads, quiet.
Getting around
By car. The Al Ain road and Ras Al Khor Road reach Downtown, Business Bay and the airport in short runs outside the peak, which is the district's great practical advantage, and Meydan Road connects it to the racecourse and the communities beyond. There is no Metro and no tram; buses serve the main roads. Inside the communities the streets are quiet and the cycle park is the district's landmark for anyone on two wheels.
Day to day
The freehold communities have small retail centres with a supermarket and the daily services, and the district's own mall and the shops of Meydan are a short drive. The cycle park and the sports complex carry the district's exercise, the racecourse carries its winter evenings, and the wildlife sanctuary is a short drive for the flamingos. There are schools in the district and in Meydan, including some of the city's better-regarded ones, and nurseries in the communities.
Who it suits
Families who want a villa close to the centre without the prices of Jumeirah or the distance of the desert suburbs. Owners who intend to live in the house rather than let it, which most here do. Buyers who want a plot to build on, which the newer community still offers. Cyclists, for whom the park is a reason on its own.
