Illustrative. Most loans fix for one to five years, then move to a margin over EIBOR; the rate you are offered depends on the lender and the day. The Central Bank’s minimum deposit for an expatriate’s first home is 20% under AED 5m and 30% above (UAE nationals 15% and 25%; a second home 35%; off-plan 50%). Terms run to 25 years and must be repaid by 65 (70 if self-employed). The income figure is the 50% debt-burden rule on this repayment alone, before other loans or cards. Life and buildings insurance are on top.

Questions
What buyers ask us first
Short answers to the questions we hear most. Your own numbers are one call away.
Who can get a mortgage in the UAE?
Salaried and self-employed residents, UAE nationals and many buyers who live abroad. Banks look at your income, your other debts and your age when the loan ends — usually 65 if you are salaried and 70 if you are self-employed.
How much deposit do I need?
For an expatriate’s first home under AED 5 million, 20% of the price; above AED 5 million, 30%; a second home, 40%. UAE nationals put down five points less. Budget about 4.25% more for the Land Department’s transfer and mortgage registration fees.
Can I get a mortgage if I live abroad?
Yes. Several UAE banks lend to non-residents, usually up to 60% of the price, with your income proven from your home country.
What happens when my fixed rate ends?
The loan moves to a variable rate — three-month EIBOR plus the bank’s margin — which is usually higher. You can move to another bank, and the early settlement fee is capped at 1% of the balance or AED 10,000, whichever is lower.
How long does it take?
A pre-approval usually takes a few working days once the bank has your documents. From an accepted offer to transfer day is commonly four to six weeks, most of it the valuation and the bank’s final offer.
