The figure under each letter is how many buildings and villa communities begin with it. The letter pages give every one with the community it sits in and the sales the register holds for it.

How a building gets a page
A page exists because the market has a building worth describing, not because we happen to have a home in it — so the directory is the register's, and survives our stock going to zero.
The Dubai Land Department records every sale in the emirate, and every apartment sale it has ever recorded names its tower. A tower earns a page here at twenty recorded residential sales — below that there is no chart and no trend, and the page would have nothing an advert lacks — or the day we have a home in it, whatever its count. Once a page exists it stays: the address is permanent, the register keeps loading into it nightly, and the homes we have there are a band on the page rather than the reason for it.
A house is filed differently. The register puts no villa in a building; it names the project — Maple 2, Springs 12 — so a villa community is the “building” that holds its sales, and the row says so. The names are Property Finder’s, the spellings Dubai searches by; the register’s own labels are joined to them as aliases, never guessed, because a wrong guess would publish one tower’s prices under another’s name. Commercial buildings and hotel apartments are left off, and so are the four Ras Al Khaimah communities the site also lists: it keeps to homes, and this page to Dubai.

Buildings in every community — 101 communities
The same 4,369 buildings counted by the community they sit in, most first. Each community opens its area guide, which lists every one of its towers with the register's figures beside them.
Jumeirah Village Circle (JVC) holds the most, 396 buildings with a recorded sale; International City 302 and Dubai South (Dubai World Central) 182 follow. It is also the busiest by sales: 82,268 recorded across its buildings.

How many residential buildings are there in Dubai?
Nobody publishes a count of every structure standing, so the honest number is the register's: 4,369 buildings and villa communities in Dubai have at least one residential sale recorded at the Dubai Land Department and a page here, as at 11 Sept 2026 — 3,938 apartment buildings and 431 villa communities. A tower whose homes have never changed hands, a commercial building, or one with fewer than twenty recorded sales and none of our homes in it, is not in that count. When the whole register was measured in September 2026 it named about 4,600 residential towers with a sale on record, so the directory is most of the city's apartment stock and grows as the register does.
How do I find a building's sale history?
Open its page. Pick the first letter of the building's name above, find it in the list and click — or type the name into the lookup on the Dubai property prices page. The building's page prints what its homes actually sold for, by layout and year by year, completed homes apart from off-plan, with the busiest towers around it and any home of ours on the market there. The rent register names no building, so a building's rents are its community's unless Ejari names it on ten or more contracts; the page says which.
Why are villa communities in a list of buildings?
Because that is how the register files them. The Land Department names the tower on every apartment sale it records, but puts no villa in any building; a house is filed under its project (Maple 2, Springs 12, Tilal Al Ghaf), so the project is the "building" that holds its sales and gets the page. 431 of the 4,369 rows are villa communities, marked as such, spread over 49 of the 101 communities. The villas page ranks them by what a house sold for.
Why is a building I know not here?
Three reasons cover nearly every case. It has fewer than twenty residential sales on the register and none of our homes in it, so its page would have no chart and nothing to say — the floor a page has to clear. It is a commercial or hotel building; the site keeps to homes. Or the register spells it differently from the name you know, and the two have not been joined — the site never guesses a match between names, because a wrong guess publishes another tower's prices under yours.
Which are the best buildings in Dubai?
This page does not rank; it names. The ranking — every tower with enough resales, by what buyers actually paid a square foot, with the dearest in each district — is the best residential buildings in Dubai page, and nine districts have their own.
