Mina Rashid is the old port turned into a waterfront district: the cruise terminal, the retired ocean liner moored as a hotel, and along the harbour a set of apartment buildings by the city's largest developer with the old city behind them and the sea in front. It is new, central and on the water, and it trades as one of the more sought-after addresses on the Deira and Bur Dubai side of the city.
The district lies on the old port's harbour between Bur Dubai and Maritime City, with the cruise terminal and the liner at its heart, a marina and a promenade along the water and the old city's souks a short drive. Its residential buildings stand along the harbour and the marina in phases, with pools, lawns and cafes between them; some are lived in and some are still handing over.
Apartments only, from one-bedroom flats to large layouts, in buildings that share a developer and a standard of finish and differ by position: on the harbour, on the marina, or behind. Nearly all of it is recent.
Buyers who want a new flat on the water near the old city and the airport, at prices below the Marina's. Owners who intend to let, because the district's furnished and short-stay market is forming with the handovers. People who work in Bur Dubai, Deira or the airport.
It suits people less well who want an established neighbourhood, a school in reach, or the Marina's life.

Buyers off-plan should know the handover date and the payment plan remaining. For tenants, the official index caps a renewal while a new lease follows the market.
