The guide

Living in Jumeirah Bay Island

Jumeirah Bay Island is a small island off Jumeirah's coast in the shape of a seahorse, reached by a bridge from the beach road, with a jeweller's resort at its tip, the residences that carry the jeweller's name beside it, and a set of villa plots around its shore that are the dearest land in the city. It is quiet, private and small, and its prices are a market of their own.

The place

The island lies off Jumeirah's coast a short drive from Downtown and the old city, with the resort and its marina at the seaward end and the villa plots along the shore around a central green. The bridge is its only way on and off; the beach road's cafes and Jumeirah's schools are minutes across it.

What you get

Apartments in the resort's branded residences, from one-bedroom flats to large layouts, with the resort's services; and villa plots along the shore on which owners build to their own designs, several of which stand. The plots and the houses on them are the top of the city's market.

Who it suits

Buyers for whom privacy, the sea and the name are the point, and who are paying for all three knowingly. Owners who intend to live in what they build.

It suits people less well who want a neighbourhood, space for the money, or anything the rest of this site would call ordinary.

Buying and renting here

The plots trade as land and the houses as villas, and the register files both against the plot; this page reads those sales correctly. The branded residences trade on their own record, and the tables on this page should be read building by building. The letting market is thin; for the homes that are let, the official index caps a renewal while a new lease follows the market.

Where these numbers come from. Sale prices are the Dubai Land Department’s transaction register, read from the Dubai Data Exchange — what buyers actually paid, recorded at transfer. Mortgage registrations, gifts and developers’ own filings are excluded, and medians are used so one unusual sale cannot move the number. Rents are Ejari contracts from the same department, read from the community’s DLD area, new leases and renewals never blended. Sales through 3 Sept 2026 · Rents through 6 Sept 2026.
