The guide

Living in Falcon City of Wonders

Falcon City of Wonders is the Dubailand community that promised replicas of the world's landmarks and delivered, so far, streets of villas in two named quarters beside Al Barari and the academic district. Its houses are large, its streets quiet, and its prices below the villa communities nearer the coast.

The place

The community lies along the Dubai to Al Ain road with Al Barari's green edge on one side, the academic district and Silicon Oasis on another and Nad Al Sheba a short drive. Its two villa quarters sit on wide streets around parks and a small centre, with the community's landmark buildings, built and planned, at its heart and the districts around it supplying the schools and the shops.

What you get

Villas in the developer's layouts, large by the city's standards, in the two quarters, with gardens; some townhouses; and nothing taller. Finish is the developer's own; many houses have been refitted by their owners.

Who it suits

Families who want a large villa with a garden at a modest price within a short run of Downtown, and who do not need a walkable centre. Buyers who value space over polish. Tenants of villas for the same reasons.

It suits people less well who want a finished community, an apartment, or public transport.

Buying and renting here

The community's houses trade on their own record, quarter by quarter, and the tables on this page show what each layout has actually fetched. The register files a villa sold with its plot against the plot, and this page reads those sales correctly. Off-plan is small and is kept apart from resales. For tenants, the official index caps a renewal while a new lease follows the market.

Where these numbers come from. Sale prices are the Dubai Land Department’s transaction register, read from the Dubai Data Exchange — what buyers actually paid, recorded at transfer. Mortgage registrations, gifts and developers’ own filings are excluded, and medians are used so one unusual sale cannot move the number. Sales through 3 Sept 2026.
