The guide

Living in City of Arabia

City of Arabia was one of the first Dubailand projects to be announced and one of the slowest to be built, a mixed district beside the winter fair and the theme park that was to hold a mall, a canal walk and residential towers. Parts of it have been built by the developers who took its plots, and they trade under their own names; the register files their sales under the district's, and this page rolls them up.

The place

The district lies along Sheikh Mohammed bin Zayed Road beside the winter fair and the theme park, with Al Barari's green edge nearby, Majan and Arjan on one side and the desert on the other. Its built quarters are apartment buildings and townhouse clusters along the district's main roads and the canal walk; some plots remain empty and construction continues.

What you get

Apartments from studios to family layouts in the developers' buildings, and townhouses in the clusters, all recent, with finish and management varying by developer. Buyers usually know a project here by its own name, and the project pages beneath this one are where to look.

Who it suits

Tenants and first-time buyers who want a new flat or townhouse on the inland side of the city at the belt's prices, near the theme parks and within reach of Al Barsha. Investors in the apartment buildings.

It suits people less well who want an established neighbourhood, public transport, or a finished district.

Buying and renting here

The register's tables on this page are an average over unlike projects and should be read as such; each project's own page carries its own record. Off-plan is a large share of the market and is kept apart from resales here. For tenants, the official index caps a renewal while a new lease follows the market.

Where these numbers come from. Sale prices are the Dubai Land Department’s transaction register, read from the Dubai Data Exchange — what buyers actually paid, recorded at transfer. Mortgage registrations, gifts and developers’ own filings are excluded, and medians are used so one unusual sale cannot move the number. Sales through 3 Sept 2026.
