The guide

Living in Al Warsan

Al Warsan is the district beside International City on the city's eastern edge, and most of its homes are that district's later phases and a townhouse community by the same master developer. It is among the cheapest places in Dubai to own a home, and it sits near the airport, the eastern free zones and the trading halls.

The place

The district lies along the Al Awir road with International City on one side, Silicon Oasis and the academic district beyond, and the wildlife sanctuary nearby. Its residential quarters are the later phases of International City, low and mid-rise apartment blocks in clusters, and a gated community of townhouses around parks and pools; the district's own retail and the trading halls next door supply the rest.

What you get

Apartments from studios to family layouts in the cluster blocks, plainly built and well let; and townhouses in the developer's standard layouts in the gated community, now settled. The two trade as separate markets.

Who it suits

Tenants and first-time buyers who want a flat or a townhouse at the lowest prices in the city, near the airport and the eastern free zones. Investors, whose yields here have been among the highest in Dubai.

It suits people less well who work at the Marina end of the city, who need public transport, or who want an established high street.

Buying and renting here

The register separates the townhouse community from the apartment clusters and this page shows both; every building and project has its own page with what its layouts actually fetched. Buyers of apartments should read the owners' association and the service charge before the price. The register files a townhouse sold with its plot against the plot, and this page reads those sales correctly. For tenants, the official index caps a renewal while a new lease follows the market.
