The guide
Dubai Land Residence Complex is a district of apartment towers on the Al Ain road side of the city, built by many developers on a master plan that was drawn as one and has been filled one plot at a time. It sits beside Silicon Oasis and Academic City, it is among the cheapest places in Dubai to buy a new flat, and it is one of the busiest off-plan markets in the city for exactly that reason.
The district lies along the Dubai to Al Ain road with Silicon Oasis on one side, Liwan and the desert on another and the academic district nearby. Its buildings are mid-rise and, increasingly, high-rise, on a grid of wide roads, with a lake and parks at the centre and retail at ground level along the main streets. Much of the plan is built; a good deal is still under construction, and the district's roads carry the traffic of both.
Apartments, from studios to family layouts, in buildings that range from the district's earliest, plainly built and well let, to the newest towers from the city's volume developers, with pools, gyms and the finish of the current market. The buildings differ in management and parking as much as in age, and the register records the spread.
Tenants and first-time buyers who want a new flat with a pool at the lowest price the city offers for one, within reach of Silicon Oasis's offices and the academic district. Investors, who have made the district one of the busiest off-plan and letting markets in Dubai on the strength of its yields.
It suits people less well who want a finished neighbourhood, public transport, or a short run to the Marina end of the city.
The register separates the finished buildings' resales from the district's large off-plan market, and this page keeps them apart; a launch price for a tower handing over in a few years is not what a finished flat next door is worth today. Buyers of finished flats should read the building's own page and its owners' association's accounts; buyers off-plan should know the developer's record. For tenants, the official index caps a renewal while a new lease follows the market.
