The guide
Dubai Land is the register's name for the projects across the city's inland belt that sit in no named master community. The belt runs from Arabian Ranches and Motor City out towards Al Qudra and the Al Ain road, and it holds villa clusters, townhouse communities and apartment blocks by many developers, some of them well known under their own names and some known only to their residents. This page rolls them up; each project's own page carries its own record.
The name covers scattered ground rather than one place: a villa community off Al Qudra Road here, a townhouse cluster beside Arabian Ranches 2 there, an apartment block on the Al Ain road elsewhere. What they share is the belt's character: wide roads, new building, a drive to everything, and prices that fall as the distance grows. The communities around them, Arabian Ranches, Mudon, Town Square, Remraam and the rest, have their own guides and are the neighbours the belt's projects measure themselves against.
Everything the belt offers: townhouses and villas in the developer clusters, apartments in the blocks along the main roads, plots in the newer quarters. Finish and management vary by developer. Because the name is the register's rather than a developer's, buyers usually know a project here by its own name, and the project pages beneath this one are where to look.
Families and first-time buyers who want a house or a new flat on the desert side of the city at the belt's prices, and who have found a project they like by name. Investors in the apartment blocks. Anyone comparing a project here against the named communities around it, which is what this page is for.
The register's tables on this page are an average over unlike projects and should be read as such; the project pages beneath it carry each one's own record, and that is the figure to compare with an asking price. Off-plan is a large part of the belt's market and is kept apart from resales here. The register files a house sold with its plot against the plot, and this page reads those sales correctly. For tenants, the official index caps a renewal while a new lease follows the market.
