Living in Dubai Science Park

Dubai Science Park is a free zone for laboratories and life-science firms on the inland side of Al Barsha, whose residential plots have filled with mid-rise apartment buildings and whose hospital serves the districts around it. It is small, new, affordable and a short drive from Al Barsha's schools and the Mall of the Emirates.

The place

The district lies along Umm Suqeim Road with Arjan on one side, Motor City on another and Al Barsha South's schools nearby. Its offices and laboratories sit at its centre; the apartment buildings, mid-rise from a range of developers, line its residential streets with retail at ground level and parks between; and the hospital sits at its edge. Some plots are still empty.

What you get

Apartments only, from studios to family layouts, in buildings that vary by developer in finish, management and parking. The district's buildings are alike in scale and the register records the spread between them.

Who it suits

Tenants who want a new flat with a pool near Al Barsha at a modest rent, and who may work in the district or at the hospital. First-time buyers for the same reason. Investors, whose yields here have been steady.

It suits people less well who want an established neighbourhood, public transport or a high street.

Buyers should read the owners' association and the service charge before the price. Off-plan launches continue and are kept apart from resales here.
