Living in Dubai Industrial City

Dubai Industrial City is the manufacturing district on the city's southern edge beside the second airport, and most of it is factories and warehouses. But it holds a few residential communities built for the people who work there and for the families who want a townhouse at the lowest price the south offers, and they trade as some of the most affordable homes in Dubai.

The place

The district lies along Emirates Road between Dubai Investment Park and the second airport, with Dubai South and Expo City nearby and the city a long drive. Its industrial quarters are large; its residential communities are separate developments of townhouses and low-rise flats around parks and small retail centres, some settled and some still handing over.

What you get

Townhouses in the developers' standard layouts and apartments in low-rise blocks, all recent, with finish and management varying by developer. The townhouse community at the district's centre is its settled market.

Who it suits

Families and first-time buyers who want a townhouse at the lowest price in the south and who work at the airport, the industrial district or Dubai South. Tenants for the same reasons. Investors, whose yields here have been competitive.

It suits people less well who work in the city, who need public transport, or who want an established neighbourhood.
