At a glance
The guide
Al Quoz is the city's industrial and arts district, the warehouses behind Sheikh Zayed Road that hold galleries, gyms, workshops and the businesses that keep the city running, and most of it is not residential at all. But a few freehold apartment communities sit on its edges, built for the people who work in the district and the districts around it, and they trade as some of the most central affordable homes in Dubai.
The district lies inland from Sheikh Zayed Road between Al Barsha and Business Bay, with Jumeirah's villa streets on one side, the Al Khail highway on another and Downtown and the Marina both within a short run. Its industrial quarters are large; its arts quarter, around a converted warehouse avenue, draws the city's galleries and cafes; and its residential communities, mid-rise apartment blocks around courtyards and pools, sit at its edges near the highway.
Apartments from studios to family layouts in the district's freehold communities, plainly built and well let, and a few newer buildings. The rest of the district is workshops and warehouses.
Tenants and first-time buyers who want a central flat at a modest price, within a short run of both Downtown and the Marina. People who work in the district's businesses, its galleries or the districts beside it. Investors, whose yields here have been steady.
It suits people less well who want a neighbourhood, green, quiet, or a school in reach.
The freehold communities are few enough that each trades on its own record, and the tables on this page should be read building by building; every building has its own page with what its layouts actually fetched. There is little off-plan here. For tenants, the official index caps a renewal while a new lease follows the market.
