Living in Jumeirah Islands
Jumeirah Islands is a community of villas on islands in a set of lakes behind Jumeirah Lake Towers, built by the city's master developer in clusters of a few dozen houses each, every cluster its own island reached by a single bridge. It is quiet, green, water-facing on every side, and minutes from the Marina, and it trades at the top of the villa market on that side of the city.
The place
The community lies between Sheikh Zayed Road and Jumeirah Park, with Jumeirah Lake Towers on one side, the Meadows and the Springs on another and the Marina a short drive. Its clusters, each an island of villas around a shared pool and park, sit in the lakes along quiet loops; a clubhouse and a small retail centre serve the community, and the schools of the Meadows and the Springs are next door.
What you get
Villas in the developer's original layouts, in a set of styles, on plots that face the water on at least one side; many have been extended or rebuilt by their owners, and the register records the difference. A quarter of larger mansions sits at the community's edge. There are no apartments.
Who it suits
Families who want a large villa on the water minutes from the Marina, with the Springs' schools next door, and who will pay for it. Buyers who want a plot to rebuild on, which the community's older houses offer. Owners who intend to live in what they buy, which most here do.
It suits people less well who want a walkable high street, an apartment, or the belt's prices.
Buying and renting here
The community's houses trade on a deep record, cluster by cluster, and a buyer reads the plot, the water frontage and the house's condition as much as the layout; the register files a villa sold with its plot against the plot, and this page reads those sales correctly. There is no off-plan here. The letting market is thinner than in the townhouse communities; for the homes that are let, the official index caps a renewal while a new lease follows the market.
