Athlon by Aldar

Athlon is the first Dubai community of the developer that built much of Abu Dhabi, a set of villa and townhouse neighbourhoods on the desert side of the city beside Arabian Ranches 3, built around running, cycling and the outdoors. It is new, still handing over, and trades as a developer's-standard alternative to the townhouse communities around it.

The place

The community lies off Sheikh Mohammed bin Zayed Road with Arabian Ranches 3 and Villanova beside it, Dubai Land Residence Complex nearby and the city a long drive. Its neighbourhoods of townhouses and villas surround a central park and a network of trails, with a community centre and pools in each, and the Ranches' schools a short drive.

What you get

Townhouses in the developer's layouts, the community's volume, and villas on larger plots in several neighbourhoods; nothing taller. Finish is the developer's own and consistent.

Who it suits

Families who want a new house from a developer with a long record, in a community built around exercise, near the Ranches' schools, and who will accept the drive. Investors taking the developer's record as their guide.

It suits people less well who want an established neighbourhood today, an apartment, or a short run to the centre.

Buying and renting here

Two markets run at once and the register keeps them apart: handed-over homes trade as ordinary resales with a growing record, and the rest trades as off-plan resales, which this page shows separately. The register files a house sold with its plot against the plot, and this page reads those sales correctly. For tenants, the official index caps a renewal while a new lease follows the market.
