The guide
Living in Pearl Jumeirah
Pearl Jumeirah is a small island off Jumeirah's coast, reached by a bridge from the beach road, with a beach resort at its tip and a set of villa plots along its shore on which owners build to their own designs. It is quiet, private and central, and its plots and houses trade at the top of the city's market.
The place
The island lies off Jumeirah's coast a short drive from Downtown and the old city, with the resort and its beach club at the seaward end and the villa plots along the shore around the island's internal roads. The bridge is its only way on and off; the beach road's cafes and Jumeirah's schools are minutes across it.
What you get
Villa plots along the shore, many of them now built on to their owners' designs, from large to very large; and nothing else. There are no apartments.
Who it suits
Buyers who want to build a house on the sea within a short run of Downtown and are paying for the plot knowingly. Owners who intend to live in what they build, which is everyone here.
It suits people less well who want a finished house, a neighbourhood, or anything the rest of this site would call affordable.
Buying and renting here
The plots trade as land and the houses as villas, and the register files both against the plot; this page reads those sales correctly, and the tables on it show what each has actually fetched. There is no letting market of any size.
