The guide

Living in The Oasis by Emaar

The Oasis is the city's largest developer's newest villa community, launched on the southern edge of the city near the golf estates as a district of large villas and mansions around lagoons, waterways and parks, and for now an off-plan market almost entirely. This page is about what is being sold rather than what stands.

The place

The community lies on the city's southern side near Jumeirah Golf Estates and Dubai Investment Park, reached from the main roads that serve them, with the Marina a manageable drive and Downtown a long one. The plan is a set of named neighbourhoods of villas on large plots around lagoons and green, with a town centre, schools and the developer's usual parks and pools, built in phases over years.

What you get

Villas on large plots in the developer's layouts, from family houses to mansions, sold off-plan with handover dates some years out; and nothing smaller. The first phases are being built.

Who it suits

Buyers who want a large new villa from the city's largest developer at a launch price, and will wait for it. Buyers comparing it with the developer's finished villa communities, Dubai Hills among them. Investors taking the developer's record as their guide.

It suits people less well who want to move in, who work in the centre, or who need a school or a shop within reach today.

Buying and renting here

The register here is a record of off-plan resales, filed against the plots, and this page reads them as the villa sales they are while keeping them apart from finished sales, of which there are few yet. Buyers should know the handover date, the payment plan remaining and what the developer's finished villas elsewhere actually fetched, on their own pages. There is no letting market until the houses stand.

Where these numbers come from. Sale prices are the Dubai Land Department’s transaction register, read from the Dubai Data Exchange — what buyers actually paid, recorded at transfer. Mortgage registrations, gifts and developers’ own filings are excluded, and medians are used so one unusual sale cannot move the number. Sales through 3 Sept 2026.
