Living in Dubai Investment Park (DIP)

Dubai Investment Park is an industrial and business district on the city's southern side with several residential communities inside it, some of them among the greenest and most settled on that side of Dubai. It sits between Jebel Ali and the Expo district, it has its own Metro station on the line to Expo City, and its homes offer space and quiet at prices the coast has not seen for years.

The place

The district lies along Sheikh Mohammed bin Zayed Road south of Jebel Ali, with the free zone and the port on one side and Expo City and Dubai South on another. Its industrial and warehouse quarters are large; its residential quarters are separate developments with their own gates: a mature, tree-lined community of villas, townhouses and low-rise flats around a lake and a shopping centre, a set of apartment clusters by the district's main roads, and newer developments along the water at the district's edge. Schools, a hospital and the district's own retail sit inside it.

What you get

Villas, townhouses and low-rise apartments in the mature community, now among the greenest streets on this side of the city; apartments from studios to family layouts in the clusters along the roads; and townhouses and flats in the newer developments. Finish and management vary by developer and age, and the register records it.

Who it suits

Families who want a settled, green community with schools inside the district at prices well below Dubai Hills and the Springs, and who work in Jebel Ali, the free zone, Expo City or the south. Tenants of the apartment clusters for the same reasons. Investors in the clusters, whose yields have been steady.

It suits people less well who work at the Marina or Downtown, or who mind sharing a district with warehouses.

Buying and renting here

The register separates the mature community's villas and townhouses, a settled market, from the apartment clusters and the newer developments, and this page shows all of them; each project's and building's own page carries its own record. The register files a house sold with its plot against the plot, and this page reads those sales correctly. Off-plan launches continue along the district's water and are kept apart from resales here. For tenants, the official index caps a renewal while a new lease follows the market.
