Living in Jumeirah Park

Jumeirah Park is the master developer's villa community between Jumeirah Lake Towers and Jumeirah Islands, a set of districts of family villas in three styles around parks and a retail pavilion, minutes from the Marina and the schools of the Springs and the Meadows. It is settled, green and popular with families, and its houses rarely come to market.

The place

The community lies between Sheikh Zayed Road and Jumeirah Village Triangle, with Jumeirah Lake Towers on one side, Jumeirah Islands on another and the Marina a short drive. Its districts are loops of villas around parks with pools in each, a pavilion at the centre carrying the supermarket and the cafes, and a school inside the gate.

What you get

Villas in the developer's original layouts, in three named styles, on generous plots with gardens; some have been extended or refitted by their owners. There are no apartments and no townhouses.

Who it suits

Families who want a villa with a large garden minutes from the Marina, with a school inside the gate and neighbours who stay, and who will pay for the position. Owners who intend to live in what they buy, which almost all here do.

It suits people less well who want an apartment, new-build finish, or the belt's prices.

The community's houses trade rarely and on a settled record, district by district, and the tables on this page show what each layout has actually fetched. The register files a villa sold with its plot against the plot, and this page reads those sales correctly. There is no off-plan here. The letting market is thin; for the homes that are let, the official index caps a renewal while a new lease follows the market.
