The guide

Living in The Lakes

The Lakes is Emaar's villa community around a set of lakes beside the Emirates Golf Club, between the Springs and the Greens, and one of the quietest addresses on that side of the city. Its named neighbourhoods have had two decades to grow their trees, its houses are larger than the Springs' and smaller than the Meadows', and it trades as a settled family market minutes from the Marina.

The place

The community lies between Sheikh Zayed Road and the golf club, with the Greens and the Views beside it, the Springs and the Meadows behind and the Marina and the free zones a short drive. Its neighbourhoods, each named, are loops of villas around the lakes and parks with pools in each; the Springs' souk and the Greens' are a short walk or drive, and the district's schools are next door.

What you get

Villas in the developer's original layouts, from family houses to large lake-facing homes, with gardens; many have been extended or refitted by their owners, and the register records the difference. There are no apartments and no townhouses.

Who it suits

Families who want an established villa with mature trees and a lake, near the Springs' schools and the Marina, and who will pay for the position. Owners who intend to live in what they buy, which most here do.

It suits people less well who want new-build finish, an apartment, or the belt's prices.

Buying and renting here

The community's houses have a deep record on the register, neighbourhood by neighbourhood, and the tables on this page show what each layout has actually fetched; the gap to read is between original houses and rebuilt ones, and between lake-facing plots and internal ones. The register files a villa sold with its plot against the plot, and this page reads those sales correctly. There is no off-plan here. For tenants, the official index caps a renewal while a new lease follows the market.
