The guide

Living in The Views

The Views is the taller half of the Greens: Emaar's mid-rise and high-rise apartment buildings along the Emirates Golf Club's fairways, with the course, the lake and the Marina skyline in their windows. It shares the Greens' souk, its trees and its settled population, and it offers larger flats with better views a few floors higher.

The place

The community lies between Sheikh Zayed Road and the golf club, with the Greens' low-rise buildings beside it, the Lakes and the Meadows behind and the Marina and the free zones a short drive. Its buildings stand along the course and the lake on quiet internal roads, with pools and gyms in each and the Greens' souk and promenade a walk away.

What you get

Apartments only, from one-bedroom flats to large family layouts and penthouses, in the developer's original buildings, now mature, with floor plans generous by the city's current standards and views over the course. The buildings share a standard and differ in height, position and management.

Who it suits

Families and couples who want a settled, green community minutes from the Marina with a view, and who value space and trees over new finish. Tenants for the same reasons, who stay for years. Golfers, for whom the course is at the door.

It suits people less well who want new-build finish or the lowest price for the space.

Buying and renting here

The community's uniformity gives the register a clean record, and the tables on this page show what each layout has actually fetched, with every building's own page beneath. Buyers should look at the building's owners' association, its service charge and whether the flat has been refitted. There is no off-plan here. For tenants, the official index caps a renewal while a new lease follows the market.
